About the Role
This position performs technical and mechanical work ensuring the physical aspects of buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and functionality.
Responsibilities
- Completes assigned work orders from resident requests and performs preventative maintenance by diagnosing issues and making repairs in line with policies, procedures, safety standards, and code requirements.
- Manages the “make-ready” process for vacant apartment homes, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
- Follows procedures for accessing and managing maintenance materials, tools, and equipment, including tracking inventory and notifying supervisors about reordering needs.
- Completes accurate and timely documentation and paperwork for service requests.
- Maintains grounds, common areas, and amenities by picking up trash, pressure-washing, general cleaning, and painting as needed.
- Supports cost-cutting initiatives by repairing rather than replacing parts, minimizing waste, and using tools and materials correctly.
- Complies with Greystar’s safety and risk-management policies, including attending safety meetings, completing OSHA training, and reporting accidents promptly.
- Periodically inspects work performed by contractors and vendors to ensure quality and adherence to specifications.
- Conducts routine property inspections to identify safety concerns, maintenance needs, and communicate findings to management.
- Performs other duties as assigned or necessary.
Requirements
- High school diploma, GED, or related experience and/or training.
- Minimum of 3 years of experience in property management maintenance, building maintenance, or a related trade.
- May require certifications (e.g., HVAC) and licenses as applicable.
- Ability to apply logical thinking to define and correct problems.
- Proficiency in customer service and interpersonal communication to interact effectively with residents, clients, and team members.
- Ability to read, write, and communicate effectively to represent company management and act as a first point of contact.
- Proactive, self-motivated, and able to work independently or collaboratively.
Skills
- Proficiency in Internet, word processing, spreadsheet, and database management programs for reporting and documentation.
- Must provide own hand tools (unless prohibited by State law) and be skilled in their safe use and maintenance.
- EPA certifications Type I and II or Universal for refrigerant recycling (for Certified Service Technicians).
- All certifications required by State and Local jurisdictions.
- Valid driver’s license to operate a golf cart on property, if applicable.
Physical Demands
- Ability to stand, walk, and/or sit for extended periods, and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Must be able to work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Occasional heavy lifting, greater than 50 pounds with assistance.
- Local, routine travel may be required for meetings, training, or other business needs.

Pay
Many factors go into determining employee pay within the posted range, including business requirements, prior experience, current skills, and geographical location. In addition to the base salary, this role may be eligible for quarterly or annual bonus programs based on individual and company performance.
