About the role

The Senior Service Project Manager is responsible for overseeing Service Project Managers and all aspects of the project, managing project costs, field labor, subcontractors/vendors, and delivering a quality, safe, and on-time project under budget while exceeding customer expectations. This role involves first-line ownership, accountability, and responsibility of the project(s) with no excuses.

Responsibilities

  • Manage Service Project Managers.
  • Champion project safety and maintain a safe and secure work environment through safety meetings, incident investigations, and employee involvement.
  • Assume total responsibility for executing a project through its life cycle.
  • Provide key leadership and responsibility for planning and all trades to ensure work meets or exceeds code and project requirements, under budget, and on time.
  • Ensure compliance with state, local, and federal legal requirements and operate the project office with the highest business ethics.
  • Ensure quality of work meets corporate standards and project requirements.
  • Conduct and document operational project meetings (Hand-Off Meeting, Kick-Off Meeting, etc.) with appropriate parties in a timely manner.
  • Negotiate and prepare vendor and subcontractor purchase orders; evaluate submittals to reflect contract drawings, specifications, and estimate.
  • Perform project setup, job costing system with labor, material, other, and subcontracts cost codes; submit to business unit operations manager for approval.
  • Conduct monthly reports and cost reviews, capturing deviations from plan or schedule early; keep all project team members, business unit operations manager, and business unit manager informed to bring the job in on time and under budget.
  • Meet or exceed all financial budgets and labor productivity goals.
  • Drive cash flow by establishing a front-loaded schedule of values, timely and accurate billing, collection of payment, and cash management of subs.
  • Obtain and coordinate appropriate lien waivers, state notifications, and tax documentation as required.
  • Coordinate and ensure quality assurance of project detail drawings.
  • Estimate change orders and submit to Vice President for approval prior to submitting to the customer.
  • Daily project requirements include but are not limited to: attending jobsite meetings, scheduling deliveries, performing project site documentation, reviewing jobsite labor reports with supervision, tool/equipment rental requisition, coordinating job progress, material and consumables requisitions, preparation and tracking of request for information, assisting supervision with permitting and inspections, approving vendor/sub invoices, status reports, monthly billings, and collections.
  • Build and maintain strong customer relations with general contractors, subcontractors, vendors, and owners, ensuring customer satisfaction with a "can-do attitude".
  • Monitor status of Risk Management, including ensuring proper Notice to Proceed, C.O.'s, contracts, Certificate of Insurance, and Bonds.
  • Accountable for productivity, safety, and theft prevention.
  • Identify and develop field personnel including workers, foremen, and superintendents.
  • Verify quality, accuracy, delivery, and installation of fabrication and equipment, ensuring product meets project plans, specifications, and local code requirements.
  • Finalize O&M and start-up manuals.
  • Coordinate start-up and commissioning process.
  • Call for a final inspection certificate.
  • Work with supervision to complete punch list and prepare As-Builts drawings.
  • Prepare and send Customer Warranty Letter.
  • Conduct Owner Orientation as required.
  • Collect payments and retainage, close project financials, and file and store documentation.

Requirements

  • 4-year degree in Construction Management or applicable fieldwork experience in Plumbing.
  • Minimum 10+ years of verifiable Project Management experience working for a mechanical subcontractor in commercial HVAC and Plumbing.
  • Verifiable experience working on various projects simultaneously (e.g., University buildings).
  • Effective verbal and written communication skills.
  • Detail-oriented and willing to tackle various ongoing projects in a fast-paced environment.
  • Versed in the industry and the Company's competitors.
  • Ability to multitask and perform duties outside of the scope of work when necessary.

Travel Requirements

0-5% of the time will be spent traveling to job site(s)/office locations.
