Sr Project Manager

About the role

New York based general contractor that develops high‑rise multi‑family projects across the city is seeking a Senior Project Manager to lead construction of large‑scale residential towers.

Responsibilities

• Direct all phases of project management under the direction of the Project Executive, including schedule and budget development and maintenance, purchasing, project team management, construction oversight, quality control, safety and compliance, client communications, project documentation, and turnover/warranty.
• Supervise and perform all aspects of contract administration: contract review, change orders, project start‑up, required reporting, and closeout.
• Manage internal resource scheduling and client consulting/account management.
• Create and maintain two‑week look‑ahead schedules and all other required schedules; review with Assistant Project Managers and Superintendents for accuracy and team agreement.
• Work with the Expeditor to create a Permit Log and coordinate procurement and maintenance of all required permits and approvals.
• Maintain an ACR report outlining change orders, potential change orders, and other anticipated costs.
• Establish project objectives and performance standards per company quality standards and project plans/specifications.
• Monitor trade and vendor performance, schedule maintenance, quality control, safety, and compliance; report regularly as requested by the Project Executive.
• Oversee preparation and presentation of accurate, timely, and complete reports to senior management and the project owner, including monthly and quarterly reports as required.

Requirements

• Proven experience as a Senior Project Manager for a general contractor (GC) in New York City.
• Extensive multi‑family residential background, specifically high‑rise projects valued at $50 million or more.
• Demonstrated ability to act as the Lead Project Manager on projects—not merely one of several PMs managing work packages.
• Experience with lump‑sum contracts; GMP experience may be considered.
• No consideration for candidates whose background is primarily development side, agency construction management, or architectural firms.

Pay

$175,000 – $225,000 base salary, plus a benefits package.
