About the role

The Sr. Maintenance Operator at NJM assists with the daily operation of all facility systems, including HVAC, mechanical, electrical, plumbing, fire suppression, building automation, and backup power systems. They provide instruction and guidance to other staff, perform routine preventive maintenance and repairs, oversee outside contractors, monitor facility systems, and respond to emergencies.

Responsibilities

  • Maintain facility work flow through established work order system and update PM schedules and assignments.
  • Routinely monitor the computer-based work order program for service requests and report any upset conditions to Supervisor.
  • Demonstrate a high regard for timely response and clear communication in response to situations impacting business operations.
  • Monitor conditions and make adjustments to building mechanical, electrical, plumbing, and fire protection systems.
  • Perform visual inspections of mechanical and electrical rooms and mission-critical equipment and communicate any concerns or problems to the shift supervisor.
  • Oversee shift operators' monitoring of conditions and establish practices and routines to confirm systems are operating normally.
  • Identify potential system problems or abnormalities impacting mission critical systems or the workplace environment.
  • Serve as a first responder to emergency conditions caused by utility failures or malfunctions of mechanical, electrical, plumbing, and fire protection systems.
  • Keep management informed in a timely manner of all situations impacting business operations.
  • Organize and maintain all maintenance records and technical documentation related to NJM systems.
  • Keep current and accurate as-built drawings of systems, bills of materials, system maintenance and repair records, and equipment inventories.
  • Document any contractor onsite, operating conditions, equipment status, incidents, and system changes made in daily log entries.
  • Serve as the Facility Operations lead or backup Maintenance Operator.
  • Communicate any unresolved situations to supervision.
  • Monitor conditions and make adjustments to building mechanical, electrical, plumbing, and fire protection systems.

  • Serve as a first responder to emergency conditions caused by utility failures or malfunctions of mechanical, electrical, plumbing, and fire protection systems.

Requirements

Required Qualifications:

  • 7-8 years’ experience in a hands-on maintenance related role.
  • High School, GED, or Trade School Diploma.
  • New Jersey State – Low Pressure (or higher) Boiler License (must be obtained within 6 months).
  • Knowledge, skills & abilities including strong technical and problem-solving skills, basic HVAC, air handling, ductwork, pump repair, basic plumbing, basic electrical, lighting, electric motors, basic carpentry, boiler operation, chiller operation, pneumatic building systems, diesel generator operation, hand tool proficiency, power tool proficiency, basic computer operation, experience with Word, Excel, Outlook, PowerPoint, Adobe, Access, blueprint reading and understanding, small appliance repair, ability to interpret equipment manuals and diagrams, strong people skills.
  • Preferred Qualifications: Basic refrigeration certifications.

Qualifications

  • Minimum & Desired Education: High School, GED, or Trade School Diploma.
  • Certifications & License Requirements: New Jersey State – Low Pressure (or higher) Boiler License (must be obtained within 6 months).

Pay

Salary is commensurate with experience and credentials. Pay Range: $66,914-$77,667.
