Sr Land Development Manager
About the role
The Sr Land Development Manager oversees the field operations and field personnel of the land development department. They create opportunities that align with the company’s land development strategies and understand current market trends in land development and homebuilding. They administer various contractor/consulting/municipal contracts related to the acquisition, approval, and development of residential properties.
Responsibilities
- Lead, coach, mentor, and supervise individuals and teams to ensure top performance of all team members in achieving desired results while finding efficient and effective solutions that create overall organizational value.
- Oversee projects from permit approvals through construction and final certification and community turnover.
- Responsible for the successful delivery of new projects through the use of construction schedules, contract documents, land development budgets, environmental studies, Geotechnical reports, Engineering and Architectural construction plans, and permit compliance reports.
- Develop and manage schedules, budgets, and deliver within requirements.
- Evaluate and monitor performance of Land Development Managers.
- Supervise field personnel within Land Development Department.
- Ensure contractual and other commitments are kept with contractors/consultants and that they comply with all approved policies, procedures, ethical standards, applicable laws, and regulations.
- Establish relationships with developers, contractors, consultants, and approving governing authorities.
- Responsible for site improvement bidding and bid selection leading to site improvement contract negotiations.
- Responsible for value engineering during the design process to reduce improvement costs without sacrificing quality.
- Exercise initiative and achieve objectives with minimal supervision.
- Work with construction to ensure lots are delivered correctly to specifications.
- Responsible for Bond maintenance.
- Oversee and coordinate planning, permit, and construction processes and effectively forecast long-term schedules and budgets.
- Oversee projects from permit approvals through construction, final bond release, and community turnover. Responsible for use of construction schedules, contract documents, land development budgets, environmental studies, Geotechnical reports, Engineering and Architectural construction plans, and permit compliance reports.
- Cash flow generation and maintenance.
- Ensure clear line of communication on projections of deliveries.
- Efficient and seamless operations between LDM & Builder areas of responsibility.
- Support division and department goals and objectives.
- Interact with Sr. Management.
- Work with HOA Manager as needed on budget analysis, improvements to common open space, and overall neighborhood conditions and turnover. May be periodically required to attend HOA meetings.
Requirements
- Bachelor degree in business administration, engineering, accounting, finance, or similar program or combination of equivalent education and experience.
- Minimum 7 years of experience in Land development.
- Intermediate to advanced skills in computer literacy, including word-processing, spreadsheet analysis, project scheduling, and data management software.
- Effective communication skills, both verbally and in writing.
- Initiative and ability to achieve objectives with minimal supervision.
- Detail-oriented and problem-solving abilities, able to handle and resolve conflict.
- Ability to build and motivate highly effective teams.
- Physical & Office/Site Presence Requirements: Regular, in-person attendance at Company communities/job sites and offices during regular work hours is an essential function of this job. Requires the ability to work more than eight hours per day in the confined quarters of a construction trailer, the ability to operate a motor vehicle, read plans, climb stairs and ladders, bend, stoop, reach, lift, move and/or carry equipment which may be in excess of 50 pounds. Job may require occasional operation of construction equipment. Finger dexterity may be required to operate a computer keyboard and calculator.
