About the Role

This position has managerial oversight of multiple facilities, an entire campus, or a portfolio of client facilities. The Senior Facilities Manager is responsible for overseeing the implementation of policies, procedures, and programs to ensure well-managed, well-maintained buildings and facilities. The role emphasizes leadership in addressing tenant concerns, environmental health and safety, and quality programs, aligned with client goals. The Senior Facilities Manager serves as the primary liaison with the client and leads staff in coordinating services, financials, vendors, and manpower for current and future building operations. This role also oversees the financial and KPI performance of the business plan within the respective portfolio.

Responsibilities

  • Oversee day-to-day operations of facilities (high-rise or campus) to ensure effective delivery of services, including custodial, life-safety, engineering, and general maintenance.
  • Ensure staff implements services in alignment with company policies and ownership directives.
  • Manage service contracts cost-effectively, including performance reviews, RFPs, and ensuring invoicing matches contract pricing.
  • Initiate audit and control systems to meet statutory, policy, and contractual commitments.
  • Lead the facility management team in supervising maintenance programs for interior and exterior conditions, appearance, and operation of facilities.
  • Ensure prompt and positive responses to client and tenant requests.
  • Implement ongoing contract review programs to assess and address client, tenant, and occupant needs.
  • Prepare and deliver consolidated reporting on budgets, financial reports (monthly/quarterly), contracts, expenditures, and purchase orders.
  • Develop, prepare, and explain the annual facility budget, quarterly forecasts, and business plans.
  • Assist in developing capital budgets, including contributions to a five-year plan for maintenance, facility improvements, and cost reduction.
  • Coordinate the collection, analysis, and reporting of statistical data to assess facility management objectives, work order productivity, cost savings, and improvements.
  • Review work order metrics to identify service gaps and recurring issues, providing corrective actions.
  • Approve all positions and direct hiring, training, and motivational activities for facility management staff.
  • Conduct and approve performance evaluations for facility management staff.
  • Manage and drive customer focus across operational activities, maintaining effective relationships with key client contacts.
  • Drive innovation through best practices, operational efficiency, and identification of industry trends and tools.
  • Ensure facility management staff enforces compliance with insurance requirements for tenants and vendors, coordinating claims as needed.

Requirements

  • Bachelor’s degree in Facilities Management, Corporate Real Estate, Project Management, Business Administration, or equivalent experience.
  • Minimum of 8-10 years of facility management experience, with at least 3 years at the Facility Manager level.
  • Experience in leasing, construction, engineering, and all facets of property operation and building management.
  • Experience with human resource and performance management processes.
  • Experience with critical system environments preferred.
  • CMMS/Work Order Management experience preferred.

Pay

The compensation for this position ranges from $110,500.00 to $130,000.00, depending on factors such as geographic location, experience, qualifications, and applicability of collective bargaining agreements. The company will not pay less than minimum wage for this role.
