Responsibilities
- Manages and leads team through Construction Phase Activities for several concurrent projects, including jobsite meetings, correspondence, submittals, and payment application reviews.
- Works closely and diligently with Owner, Architect/Engineer Team, and Contractor representatives to achieve project goals/requirements, employing standard protocol for communication with and between team members.
- Proactively applies knowledge of codes and all types of building systems (architectural, civil, structural, etc.) to projects.
- Reviews and manages Requests for Information (RFI) and submittals, maintaining current documents using HKS’ construction document management software.
- Effectively communicates with the design team to gain an understanding of design intent.
- Coordinates with the design team, issues required document revisions, and communicates legal ramifications of changes to the contract documents during the construction phase.
- Monitors owner and/or contractor-directed changes for requests that fall outside of the basic services agreement; notifies PM of any potential additional services.
- Checks submittals (i.e., shop drawings and product data) to determine conformance with project contract documents, design intent, HKS standards, best practices, and quality expectations.
- Performs periodic site visits, observations, and inspections and prepares field reports.
- Interprets results of laboratory tests and implements the necessary course of action required by test results.
- Applies knowledge of the effect of atmospheric conditions on building materials and components during and after construction, including quality assurance practices.
- Evaluates cost-related aspects of the project and administers change orders, proposed changes, construction change directives, substitutions, time delays, and payment applications in accordance with contract and project requirements.
- Provides feedback about issues for improvements (constructability, material appropriateness, clarity, function, equipment coordination, etc.) to the project team.
- Builds consensus among team members and achieves project goals by facilitating communication between Owner, Architect, Contractor, and Consultants, maintaining current knowledge of agreements.
- Resolves issues with inspectors and other authorities having jurisdiction while maintaining current knowledge of applicable codes for the project.
- Leads and collaborates in team meetings to discuss project issues, technical issues, and coordination with other disciplines.
- Responsible for preparing and/or reviewing meeting minutes and appropriate documents for consultant coordination meetings.
- Travel may be required.
Qualifications
- Accredited professional degree in Architecture, Architectural Engineering, Engineering, Construction Science, or related field preferred.
- Typically 10+ years of experience.
Licenses and Certifications
- Architectural Registration preferred.
- Sustainable design accreditation preferred.

- Advanced – expert-level experience, knowledge, or skills:
- Navisworks and Bluebeam.
- MS Office Suite.
- Sustainability and integrated design guidelines.
- Owner-Architect Agreement, Owner-Contractor Agreement, and Architect-Consultant Agreements.
- Materials, construction techniques, building codes, architectural building systems, accessibility guidelines, and QA/QC process.
- Research and apply/incorporate into technical documents.
- Entire project lifecycle, through post-occupancy.
- Managing and performing duties in a fast-paced environment.
- Organizational skills and the ability to work on multiple projects at the same time.
