Sr. Analyst, Advisory

Compensation range: $55,000 - $85,000. The range reflects base pay and does not include bonuses, equity, benefits, or other incentives. Actual offers may vary based on experience, market conditions, and other relevant factors.

About the role

Our Valuation, Advisory/Analytics group is looking for a Real Estate Valuation Senior Analyst to join our hybrid team based in the New York office. You will be part of a collaborative and dynamic team, gaining experience in appraisal, appraisal review, and appraisal management for all property types. This role offers exposure to different asset types, hands-on experience with client workflow processes, and training on Argus ValueInsight.

Responsibilities

• Professional development: Become Argus Certified and grow your knowledge within the Commercial Real Estate field.
• Hands-on exposure: Work on a diverse range of real estate property projects, gaining insights into property valuations and appraisals. Collaborate with internal teams and clients while being mentored by senior staff.
• Prepare cash flow models: Learn to build cash flow models using ARGUS Enterprise, utilizing client-provided data such as rent rolls, operating statements, and tenant sales. Develop skills in the Sales Comparison and Cost approaches for appraisal reports, including researching sale transactions and replacement cost estimates.
• Appraisal management: Learn and apply administrative tasks that drive the Altus-client appraisal process. Contribute to Argus ValueInsight, including setup, scheduling calls, and drafting engagement letters between clients and third-party appraisers.
• Appraisal: Understand the end-to-end appraisal process at Altus. Prepare market analyses by gathering and evaluating data on markets and submarkets, determining market rent, and applying valuation assumptions such as market rent growth.
• Appraisal Review: Review third-party appraisal reports, including ARGUS Enterprise cash flow models, to assess factual and market assumptions. Compare valuation metrics to benchmark data and ensure compliance with USPAP and state regulations.
• Training: Complete onboarding training (Core Competency Training, Business Practices and Ethics, USPAP, and Basic Appraisal Principles) and build awareness of due diligence for client acquisitions.

Requirements

• A Bachelor's degree in Real Estate, Finance, Economics, Accounting, or a related field.
• 2-5 years of experience in Commercial Real Estate Valuation, Asset Management, Acquisitions, or Underwriting.
• Strong business writing, research, quantitative, and analytical skills for end-to-end appraisal review.
• Proficiency in Excel (x-lookups, pivot tables, DCF models) and familiarity with ARGUS Enterprise.
• Proactive, resourceful, and committed to continuous learning and certification.
• Effective communication and collaboration skills, with the ability to convey technical information to non-technical stakeholders.
• Willingness to work outside regular hours.
