Diamond Apartments in both Oklahoma City and Norman, OK is seeking an experienced Specialized Resurfacing Technician to join our maintenance team.
Responsibilities
- Specialized Resurfacing & Refinishing
- Surface Preparation & Stripping: Clean, etch, and strip failed, peeling, or outdated coatings from tubs, surrounds, tile, and countertops to ensure maximum chemical bonding.
- Fiberglass & Structural Repair: Inspect, repair, patch, and reinforce cracked, chipped, or worn fiberglass tubs, surrounds, and acrylic fixtures prior to topcoating.
- Leaking Spout Protection: Test for, isolate, and mitigate dripping or leaking spouts and faucets to prevent moisture damage during the coating and curing process.
- Safety, Exhaust & Containment: Set up area containment and masking. Safely operate high-powered exhaust systems to vent fumes externally while adhering to all PPE requirements, including respirators, goggles, and gloves.
- Application & Finishing: Apply specialized primers, bonding agents, and topcoats to tubs, walls, and countertops, including faux-stone finishes.
- Caulking & Sealing: Apply clean, precise lines of mildew-resistant, industrial-grade sealant around tubs, surrounds, and vanities to ensure a watertight seal.
- Quality Control & Cleanup: Inspect finished surfaces for uniform thickness, smooth high-gloss texture, and freedom from dust or runs. Clean tools, remove containment materials, and leave the workspace spotless.
- EPA & OSHA Compliance: Follow all applicable state, local, EPA, and OSHA regulations related to hazardous material storage, solvent handling, chemical disposal, ventilation, and spray operations.
- Shop & Tool Maintenance: Maintain resurfacing equipment, exhaust systems, and hand tools in safe working condition while keeping the maintenance shop clean and organized.
- Resident & Team Support: Respond to assigned service requests within 24 hours when possible and communicate professionally with residents, office staff, and contractors.
- Property Care & Emergency Support: Assist maintenance staff during emergencies, participate in bi-annual preventive maintenance inspections, maintain accurate service records, and help move abandoned furniture or items as needed.
Requirements
- High School Diploma or equivalent required.
- Hands-on experience with fiberglass repair, chemical stripping, acid etching, HVLP spray guns, caulking, and surface repairs.
- Strong knowledge of OSHA safety protocols, SDS sheets, chemical storage, respirator usage, and exhaust ventilation setups.
- Strong knowledge of surface preparation, chemical stripping, sanding, masking, bonding agents, primers, topcoats, and curing requirements for tubs, tiles, surrounds, and countertops.
- Skilled in safe operation, cleaning, and basic maintenance of HVLP spray equipment, exhaust systems, hand tools, power tools, and resurfacing materials.
- Ability to identify surface defects, moisture issues, peeling coatings, fiberglass damage, and other conditions that may impact the quality or durability of the finished product.
- Strong attention to detail with the ability to produce smooth, clean, consistent, and professional-quality finishes.
- Ability to read and follow product instructions, SDS sheets, safety procedures, work orders, and maintenance documentation.
- Professional communication skills and ability to work effectively with residents, property teams, vendors, and maintenance staff.
- Ability to work independently, manage assigned work orders, meet apartment turn deadlines, and maintain a clean and safe work area.
- Frequent standing, walking, bending, stooping, squatting, kneeling, reaching, climbing stairs, and working in awkward or confined positions while preparing and resurfacing tubs, tile, surrounds, and countertops.
Pay
Hourly Pay Range: $23-$25.
