About The Role

As a CBRE -Associate, you will be responsible for implementing and managing commercial real estate transactions, marketing commercial real estate properties, and negotiating the leasing terms, purchase, or sale of an asset on behalf of clients, retention of existing and developing new clients. This job is part of the Brokerage job function. You will buy, sell, and lease office and industrial properties on behalf of clients for occupation. The Associate will be part of an established team working with existing and new clients within the team structure. Due to the collaborative nature of the team, this is primarily an in-office position. CBRE Corporate and local team training is provided.

What You’ll Do

  • Understand client goals and needs then implement processes and actions to accomplish such all on behalf of and in the best interest of the clients.
  • Cook up and lead assignments to effectively accomplish the commercial real estate project(s) to successful conclusion.
  • Provide clients with pertinent information on leasing availability, current market conditions, and property values.
  • Accompany clients to property sites to discuss features, leasing rates, and terms.
  • Assemble property data for such as tenant surveys, summary reports, maps, property brochures, etc.
  • Prepare RFPs and review responses.
  • Evaluate data and prepare specialized reports on average asking rents, tenants in the market, historical data, and market comparisons.
  • Gather and coordinate materials necessary for transactions such as listing agreements, commission agreements, leases, and sales agreements.
  • Prepare offers, term sheets, financial analysis, letters of intent and lease amendments.
  • Cook up space planning and pricing efforts with architects and general contractors.
  • Aid attorneys in preparing real estate contracts.
  • Participate in negotiations and due diligence.
  • Have some knowledge of standard principles with limited practical experience in applying them.
  • Lead by example and model behaviors that are consistent with CBRE RISE values.
  • Impact the quality of own work.
  • Work within standardized procedures and practices to achieve objectives and meet deadlines.
  • Exchange straightforward information, ask questions, and check for understanding.
  • Sell new and expanded business opportunities through prospecting, networking, relationship building, and selling additional services to the current client base.

What You’ll Need

  • Bachelor's Degree preferred with up to 3 years of relevant experience.
  • Real Estate License is strongly preferred.
  • Ability to use existing procedures to solve standard problems.
  • Experience with analyzing information and standard practices to make judgments.
  • In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
  • Working knowledge of AI with interest in continued learning for practical application.
  • Organizational skills with a strong inquisitive mindset.
  • Intermediate math skills. Ability to calculate difficult figures such as percentages, fractions, and other financial-related calculations.
  • A reliable personal vehicle.

  • A positive attitude and eagerness to learn.
