About the role
The Development Team is seeking a Site Procurement Manager to lead the strategic sourcing and evaluation of powered land for large-scale data center development. This role requires a deep understanding of land viability for data center projects, rigorous assessment of power, buildability, and permitting, and strong stakeholder management skills.
Responsibilities
- Source and evaluate powered land for large-scale data center development
- Negotiate leases with data center operators
- Conduct site due diligence: evaluate utility and behind-the-meter power at 200MW+ scale, and assess buildability through title docs, surveys, geotechnical reports, and environmental studies
- Understand permitting requirements at each site and their implications for the construction schedule
- Maintain relationships with brokers, landowners, and developers to ensure a valid site is never missed
- Run vendor due diligence including on-site audits with specialist engineers
- Partner with Finance on multi-year infrastructure investment and cost structures, and lead commercial negotiations with landowners and developers
Requirements
- Experience in real estate with a focus on data centers or other large industrial projects
- Proven track record of closing large, complex deals
- Ability to assess land viability for data center development fast and rigorously: power, buildability, and permitting
- Customer-centric mindset, strong ownership, and proactive problem-solving skills
- Ability to align stakeholders across diverse internal and external teams, and travel 20%+ as required
Qualifications
- Bachelor's degree in Real Estate, Business Administration, or a related field
- Minimum 5 years of relevant experience in data center development or real estate
- Experience with hyperscale-scale land deals and utility interconnection
- Experience with multi-region portfolio planning
Skills
- Strong negotiation and contract management skills
- Excellent communication and interpersonal skills
- Ability to manage multiple projects simultaneously
- Knowledge of data center design and operations

Pay
The base salary range for this position is $175,000 - $235,000 per year, depending on experience, skills, qualifications, and location. This range represents our good faith estimate of the compensation for this role at the time of posting. Total compensation may also include equity in the form of stock options.
Schedule
Full-time position with flexible working hours to accommodate project needs.
