Site Acquisition Specialist
About the role
As a Real Estate Specialist of Network Real Estate and Regulatory, you will have a key role supporting wireless real estate in busy and challenging New England. You will primarily be responsible for delivering real estate entitlements to support evolving network enhancements, including growing and managing relationships with internal and external partners, contract review and negotiation, general problem solving, implementation of best practices, and overall project management. A key aspect of this role is building collaborative relationships with our internal key business partners to understand their priorities and challenges, addressing their needs on an ongoing basis, and delivering time and cost saving solutions to enhance the overall success of network enhancement projects. This role will effectively manage multiple time-sensitive initiatives, including supporting Macro Modification projects. In addition, this role may also provide support for property management or landlord/tenant matters.
Responsibilities
- Drive project completion and site acquisition.
- Track vendor performance, ensuring project trackers are updated and conform to all leasing, zoning/permitting, environmental, and regulatory compliance policies.
- Work in multiple systems and manage project budgets.
- Participate in deployment calls with vendors, third parties, and project team.
- Ensure all parties are aware of project status and conduct deployment calls.
- Manage vendors during the real estate process for new site build or site modification program.
- Manage regulatory approval requirements and ensure compliance with all applicable regulations.
- Interface with stakeholders including landlords, vendors, community officials, and legal counsel.
- Maintain database systems and reports.
- Manage the end-to-end Real-Estate process through to construction handoff.
- Work with Network Implementation teams to rectify on-site challenges preventing the advancement of network activations.
- Collaborate with outside vendors including general contractors and Architectural & Engineering firms on project design and priorities to meet Telecommunication standards and build schedules.
- Host weekly routine planning and working sessions with critical vendors and internal stakeholders to review project scopes.
- Resolve property management and landlord/tenant disputes.
- Provide some administrative functional support.
Qualifications
- Bachelor's degree or seven or more years of work experience.
- Seven or more years of relevant work experience.
- Five or more years of relevant real estate, municipal engagement, or contractual negotiation work.
Skills
- Wireless Site Acquisition Experience.
- Program management experience in a complex multi-project and multi-geography environment.
- Experience dealing with property management issues & disputes.
- Ability to manage large scale, longer-duration projects to completion.
