Service Technician - The Accolade on Chestnut (Student Living)
About the role
The Service Technician at The Accolade on Chestnut is responsible for providing comprehensive maintenance and service support to residents and the property. This role involves completing assigned work orders, preventative maintenance, and various grounds and common area upkeep tasks.
Responsibilities
- Completes assigned work orders and preventative maintenance tasks as per established policies and procedures.
- Prepares vacant apartment homes for leasing and new move-ins by conducting a pre-move-out inspection, creating a punch list, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting work.
- Accesses and returns materials and supplies according to established procedures, and reports re-ordering needs to the maintenance supervisor.
- Documents service requests and other paperwork accurately and in a timely manner.
- Maintains grounds, common areas, and amenities by performing tasks such as picking up trash, pressure washing, cleaning, and painting.
- Supports cost-cutting initiatives by repairing rather than replacing parts, using materials efficiently, and correctly using tools and equipment.
- Ensures compliance with safety and risk management policies by attending safety meetings, completing required training, and reporting accidents and incidents promptly.
- Periodically inspects work performed by contractors and vendors to ensure quality standards are met.
- Conducts routine and periodic property inspections to identify and address safety and repair concerns.
- Maintains compliance with regulatory requirements and operational processes by monitoring and reporting violations or infractions.
- Implements improvements and offers suggestions to enhance efficiency and productivity.
- Stays updated on industry trends and best practices through training and professional development.
Requirements
To succeed in this role, candidates should possess:
- A high school diploma or equivalent.
- At least one year of relevant experience in property management or a similar field.
- Strong mechanical aptitude and ability to diagnose and repair various home appliances and systems.
- Ability to work independently and as part of a team.
- Excellent communication and interpersonal skills.
- Proficiency in Microsoft Office Suite.
- Valid driver’s license and reliable transportation.
- Ability to work flexible hours, including evenings, weekends, and holidays.
Qualifications
Preferred qualifications include:
- Experience with property management software.
- Knowledge of local building codes and regulations.
- First aid and CPR certification.
