About the role
Greystar is a leading real estate platform offering property management, investment management, development, and construction services in institutional-quality rental housing. This role is located in Middletown, Connecticut.
Responsibilities
- Completes assigned work orders and preventative maintenance tasks.
- Performs the “make-ready” process to prepare vacant apartments for leasing and new move-ins.
- Follows procedures for accessing and returning materials and supplies.
- Documents and tracks service requests accurately.
- Maintains grounds, common areas, and amenities by performing cleaning and painting tasks.
- Supports cost-cutting initiatives by repairing rather than replacing parts when possible.
Other Responsibilities
- Complies with safety and risk-management policies by attending safety meetings, completing required training, and reporting incidents.
- Inspects work performed by contractors and vendors to ensure quality standards are met.
- Conducts routine and periodic property inspections to identify and address safety and repair issues.
Physical Demands
- Standing, walking, sitting for extended periods.
- Bending, stooping, climbing ladders, reaching, carrying objects, and crawling in confined areas.
- Working inside and outside in all weather conditions.
- Pushing, pulling, lifting, carrying, or maneuvering weights of up to 25 pounds independently and 50 pounds with assistance.
- Rare or regular travel may be required.
- Flexible work schedule, including evenings, weekends, and holidays.
Requirements
- EPA certifications Type 1 and II or Universal for refrigerant recycling (Certified Service Technicians).
- All certifications as required by State and Local jurisdictions (all Service Technicians).
- Valid driver’s license to operate a golf cart on property (if applicable).
Qualifications
- High school diploma or equivalent.
- At least 2 years of relevant experience in property maintenance or similar field.
- Knowledge of safety regulations and OSHA requirements.
- Ability to work independently and as part of a team.
- Strong attention to detail and organizational skills.
Skills
- Proficient in using maintenance software and tools.
- Good communication and customer service skills.
- Ability to work in various weather conditions.
