Service Technician III

About the role

Windsor South Lamar is a mid‑rise style community consisting of 340 apartment homes. For the fifth year in a row, Windsor Communities is the recipient of the 2025 Kingsley Excellence Award, achieving the top award for Overall Customer Service.

Responsibilities

• Troubleshoot, diagnose, repair, and apply preventative measures in apartment homes, common areas, mechanical rooms, plumbing, electrical, and appliance areas.
• Provide exceptional service to teammates and residents, supporting the company’s values and culture.
• Use smart devices and property‑management software to maintain accurate records and complete work orders.
• Apply intermediate competency with HVAC, plumbing, electrical, appliance repair, painting, and carpentry.
• Utilize hand tools and basic power tools effectively.
• Participate in a rotating on‑call schedule for after‑hours and weekend emergency response.

Requirements

• Minimum of 2 years’ experience with multifamily residential, commercial, or hotel maintenance.
• Familiarity with building safety systems, including fire sprinklers and alarms.
• Site‑specific certifications such as EPA Type II (preferred) or ability to become certified within 90 days of start date.
• Certified Pool Operator (CPO) preferred or ability to become certified within 90 days of start date.
• Ability to work a flexible schedule, including some weekend work and participation in on‑call rotations.

Pay

Hourly: Starting at $26.47 – $33.09 per hour, depending on years of experience, tenure, and location.

Schedule

Monday – Friday 8:00 AM – 5:00 PM with on‑call every 3 weeks.
