Service Technician II
About the role
The Service Technician II position at STYL Residential is part of a fast-growing company that focuses on providing exceptional maintenance services for residential communities. This role involves fixing and troubleshooting various equipment, managing unit turnovers, and ensuring the highest level of customer service.
Responsibilities
- Schedules, monitors, and performs preventative maintenance
- Diagnoses problems and repairs in HVAC, electrical, plumbing, swimming pool, carpentry, drywall, and appliances
- Maintains the premises of the building, office, and grounds in a clean and orderly condition
- Monitors and performs make-ready duties on vacant units
- Provides excellent customer service to prospective and current residents
- Promptly communicates with maintenance leadership regarding all maintenance issues
- Manages dumpster corrals, trash enclosures/compactors as needed or directed
- Performs on-call service when scheduled and performs emergency maintenance work when required
- Aids the Supervisor with inventory management, scheduling, and vendor/contractor communication
- Uses mobile devices to dispatch and complete service requests in a timely manner
- Ensures adherence to safety and hazard communication programs, policies, and procedures
- Inspects buildings and grounds to ensure safety and cleanliness and alerts the Maintenance Supervisor to necessary repairs
- Participates in company-provided training such as fair housing, safety, non-discrimination, EPA, and harassment prevention
- Performs other tasks or duties as directed and assigned
Requirements
- 1+ years of experience in maintenance service for residential communities, other building maintenance, or related trades
- Renovation experience preferred
- EPA certification Type I and II preferred
- CPO certification preferred
- Use of general maintenance equipment including hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment
- Ability to move up to 50 pounds variable distances; mobility and flexibility to use ladders to heights in excess of 8 to 9 feet; ability to work outdoors in extreme temperatures
Qualifications
- Ability to respond to on-call, after-hour emergency service; on-call staff must live within a minimum distance to the community for efficient response time
- Reliable transportation and a valid driver's license
- Excellent written and verbal communication skills
- Highly motivated and able to work independently
- Ability to use a smartphone to assign service requests and for on-call requests
- Ability to prioritize and multi-task

- General maintenance equipment proficiency (hand tools, ladders, refrigerant recovery units, landscaping equipment, and safety equipment)
- Smartphone use for service request assignment and on-call notifications
- Effective communication and problem-solving skills
- Physical stamina and mobility for hands-on repair and maintenance work
