Responsibilities
- Schedules, monitors, and performs preventative maintenance
- Ensures service requests are completed promptly and professionally
- Diagnoses problems and repairs in areas such as HVAC, electrical, plumbing, swimming pool, carpentry, dry wall, and appliances
- Maintains the premises of the building, office, and grounds in clean and orderly condition
- Monitors and performs make-ready duties on vacant units; ensures residential units are turned in a timely and efficient manner
- Provides excellent customer service to prospective and current residents
- Promptly communicates with maintenance leadership concerning all maintenance issues at the property
- Manages dumpster corrals, trash enclosures/compactors as needed or directed
- Performs on-call service when scheduled and performs emergency maintenance work when required
- Aids the Supervisor with monitoring inventory of parts and supplies
- Aids the Supervisor with scheduling and communicating with vendors and contractors
- Uses mobile device to dispatch and complete service requests in a timely manner
- Ensures adherence to the company's safety and hazard communications programs, policies, and procedures
- Inspects buildings and grounds to ensure safety and cleanliness and alerts the Maintenance Supervisor to items that need to be repaired
- Participates in company-provided training such as fair housing, safety, non-discrimination, EPA, and harassment prevention
- Performs other tasks or duties as directed and assigned
Requirements
- 1+ years of experience in maintenance service for residential communities, other building maintenance or related trade
- Renovation experience is preferred
- EPA certification Type I and II preferred
- CPO certification preferred
- Use of general maintenance equipment including but not limited to: hand tools, ladders, refrigerant recovery units, landscaping equipment and required safety equipment; all equipment must be used without jeopardizing the safety of yourself, fellow associates or residents
Qualifications
- Ability to respond to on-call, after-hour emergency service; on-call staff required to live within a minimum distance to the community for efficient response time
- Reliable transportation and a valid driver's license
- Excellent written and verbal communication skills
- Highly motivated and able to work independently
- Ability to use smart phone to assign service requests and for on-call requests
- Ability to prioritize and multi-task
Physical Requirements
- Hands-on repair and maintenance work constitute the majority of time and duties
- Must be able to move up to 50 pounds variable distances
- Mobility and flexibility to use ladders to heights in excess of 8 to 9 feet
- Able to work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit
Pay
This position offers a compensation range of $25-$26/hour plus renewal commissions.
