Service Technician II ($28.75)

You will support completion of inspections and help maintain property and safety standards.
Responsibilities
- Performs maintenance service requests and preventative maintenance work throughout the community.
- Completes property preventative maintenance on required systems and mechanical equipment.
- Diagnoses problems and recommends repairs.
- Performs turn service for vacant units in accordance with established quality standards.
- Monitors progress toward key performance indicators and identifies opportunities for improvement.
- Ensures community common areas and grounds are maintained according to company standards; identifies and resolves any hazards.
- Provides excellent customer service through responsiveness and positive interactions.
- Performs work using safe work practices; ensures completion of safety training and actively identifies and mitigates risks.
- Manages inventory of parts and appliances; maintains general maintenance and orderliness of facilities.
- Maintains accurate records of work performed utilizing Salesforce.
- Performs community projects, which could include painting, drywall repair, stucco repair, etc.
- Responds to after-hours emergency calls.
- Travel between communities may be required daily; ability to perform these functions at multiple sites is required.
Requirements
- High School Diploma or equivalent work experience.
- 1+ years of maintenance experience required.
- Advanced knowledge in at least one of the following: electrical, plumbing, HVAC, carpentry.
- Ability to diagnose problems and recommend repairs.
- Ability to work with limited supervision.
- EPA (Core and Type II) 608 Certification.
- Valid California driver’s license; maintain continuous vehicle liability insurance as required by state law. (This role requires regular and frequent operation of a vehicle as part of essential duties.)
- Ability to communicate clearly and effectively in English, both verbally and in writing. Multilingual ability a plus.
- Ability to move in and out of a variety of positions, including sitting, standing, walking, squatting, stair and ladder climbing, kneeling, belly crawling, overhead reaching, lifting, and carrying.
- Ability to push and pull up to 60 pounds of force.
- Ability to lift below waist up to 48 pounds and above waist up to 34 pounds.
- Ladder climbing—occasional; unilateral balance—average of 20 seconds or more per leg.
- Must complete and pass pulmonary exam and respirator fit test.

Pay
Base Pay Start Rate: $28.57 per hour.
