About the Role

The Service Technician I is primarily responsible for maintaining the cleanliness and aesthetic appearance of the community, meeting our standards of excellence in cleanliness, appearance, safety, and functionality. This role plays a critical part in creating first impressions for residents and prospects. Responsibilities may include painting apartments, maintaining curb appeal, portering/housekeeping tasks, completing basic resident service requests, ensuring vacant apartments are cleaned efficiently, and planning/coordinating resident-related activities.

Responsibilities

  • Inspect the property throughout the day to remove litter, debris, and pet droppings, ensuring all common areas and amenities are neat and free of litter.
  • Regularly perform detail cleaning of the property, including power washing as required, raking, sweeping, and shoveling when necessary, and using a blower to keep sidewalks and walking areas clear of loose grass and brush.
  • Check, clean, and replace exterior lighting on a regular basis.
  • Remove trash and any remaining items in vacant apartments prior to starting the make-ready process.
  • Complete assigned minor and routine service requests as requested by the Service Manager and assist in the make-ready process (e.g., repair and replace windows, screens, and sliding doors).
  • Perform work area clean-up and safety-related duties.
  • Stock and pick up tools, parts, inventory, and needed equipment.
  • Demonstrate customer service skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services.
  • Maintain open communication with the Service Manager and ensure they are immediately informed of any potential issues.
  • Assist in resolving emergency situations (e.g., floods, fires, back-ups).
  • Identify areas for improvement and offer suggestions to improve efficiency and productivity.
  • Maintain proper work area conditions per company policies and procedures.
  • Oversee the planning, supervision, and successful completion of resident activities that consider the individual and collective interests, needs, and safety of the community’s residents (e.g., fitness courses, movie nights, gardening, and civic speaker spotlights).

Qualifications

  • 1+ years of related experience in residential property maintenance.
  • Valid driver’s license for operating community vehicles and/or golf carts.
  • Multi-family housing experience is preferred.

Skills

  • Knowledgeable of property grounds maintenance standards.
  • Strong attention to and keen eye for aesthetic details and cleanliness.
  • Proficient in responding courteously to questions and requests and staying calm when addressing and resolving customer problems.
  • A professional who can work independently and collaboratively.

Physical Requirements

  • Ability to traverse property grounds, climb ladders, and work in confined spaces up to 25% of the time (bending/stooping/crawling).
  • Lifting: Move up to 25 lbs independently, 50 lbs with assistance, and 75–150 lbs with material handling equipment.
  • Ability to work indoors/outdoors in all weather conditions; occasional exposure to fumes/solvents.
  • Perform repetitive motions (reaching/scrubbing) and operate tools with full finger dexterity.
  • Mandatory on-call rotation for evenings, weekends, and holidays.

Pay

$24.86 per hour.

Schedule

9:00 am to 6:00 pm.
