About the role
Dream Live Prosper Communities is seeking a proactive, highly skilled, and motivated professional to join our team as a Service Manager. Leading our dedicated service department and managing scattered sites throughout the area including, commercial, residential and vacation rentals. You will play a critical role through the efficient execution of work orders, maintaining community systems at peak performance, and precisely managing maintenance operations and inventory.
What we are looking for in a Service Manager
- Proven experience as an HVAC Service Manager or a similar role.
- Strong knowledge of HVAC systems, components, and controls.
- Ability to focus under pressure and maintain a professional atmosphere
- Leadership and team management skills
- Excellent problem-solving and decision-making abilities.
- Familiarity with budgeting and cost control principles.
- Practical communication skills for interactions with team members, vendors, and residents.
- Relevant certifications and licenses in HVAC systems
- Familiarity with property management operations is a plus.
- Have a valid driver's license, clean driving record, and a reliable vehicle to use for everyday work assignments and on-call rotation
- Possess own basic tools
- Able to lift 50+ lbs and walk multiple flights of stairs daily in outdoor weather.
- Strong customer service skills and a can-do attitude.
- Ability to identify problems, seek solutions, and make proactive recommendations for process improvements.
What you will do as a Service Manager
- Craft cost-saving initiatives and manage budgets effectively.
- Swiftly respond to resident requests within 24 hours.
- Guide the maintenance team's hours, focus, and on-call schedule.
- Lead by example, providing mentorship and coaching.
- Ready vacant apartments/offices and vacation rentals ensuring top-notch repairs and replacements.
- Multi-skilled: from painting and electrical work to HVAC and pool maintenance.
- Keep grounds pristine, promptly address emergencies, and identify property hazards.
- Nurture relationships with service providers, overseeing vendors and supplies.
- Maintain a well-stocked maintenance shop without unnecessary spending.
- Understand and manage work orders, payables, and purchase orders.
- Input, monitor, and close out work orders promptly, with communication to residents/tenants.
- Streamline purchasing through Appfolio, ensuring cost-effective acquisitions.
- Lead from the front, performing technician and groundskeeper duties.
- Efficiently schedule vacancies for 5-day turns.
- Assign service requests to qualified personnel for a 24-hour turnaround.
- Schedule all vacancies for 5-day turns
- Attend meetings and deliver reports as position demands
