Service Manager (Greensboro, North Carolina)

About the role

The Service Manager/Maintenance Superintendent is responsible for the physical upkeep of the community under the direction of the Property Manager. This role involves maintaining and operating all mechanical equipment, supervising maintenance employees, and ensuring the property is well-maintained.

Responsibilities

• Train and supervise all staff members under your direction.
• Hire and terminate employees in accordance with Drucker + Falk policy.
• Counsel and document maintenance employees to improve their work and work attitudes.
• Establish schedules and assign personnel routine maintenance tasks.
• Ensure the community has maintenance coverage at all times, including emergencies.
• Be on emergency “on-call” status to respond to emergency work orders.
• Perform duties with the highest consideration for safety and train staff accordingly.
• Conduct monthly safety meetings with staff and document topics discussed.
• Inspect buildings, grounds, and common areas for preventative maintenance and safety hazards.
• Maintain a clean, safe, and well-organized shop and equipment storage area in compliance with OSHA regulations.
• Perform necessary maintenance and repairs in apartments with work orders, aiming to complete them within 24 hours.
• Prepare vacant apartments for occupancy following Drucker + Falk guidelines.
• Schedule contractors for maintenance-related work and secure bids as directed.
• Use contract labor when cost-effective, following approval by the Property Manager or Regional Property Manager.
• Follow established budgetary guidelines and Drucker + Falk purchasing directives.
• Maintain operating manuals, warranty records, and materials related to inventory and parts replacement.
• Stay updated on developments in the field, including new products and cost-effective repair methods.
• Maintain high standards of resident relations.
• Complete and return Monthly Preventative Maintenance Sheets.
• Monitor all Operations & Maintenance (O&M) Programs (e.g., Asbestos, Lead-Based Paint, Mold & Fungi) to ensure compliance.
• Ensure all work involving hazardous substances follows established O&M programs.
• Maintain accurate record-keeping and reports for O&M programs to ensure full compliance.
• Perform other duties as assigned.

Requirements

• High school diploma or GED; or one to three months of related experience and/or training; or equivalent combination of education and experience.
• Current Driver’s License and CFC Certificate.
• HVAC, CPO Certification, plumbing, carpentry, and electrical skills.
• Knowledge of OSHA regulations and SDS standards.

Supervisory Responsibilities

Manages 0-8 employees in the Maintenance department. Responsible for the overall direction, coordination, and evaluation of these employees in accordance with the organization’s policies and applicable laws.

Physical Demands

• Regularly required to stand, walk, use hands, reach with hands and arms, talk, or hear.
• Frequently required to sit, climb or balance, stoop, kneel, crouch, or crawl.
• Occasionally required to taste or smell.
• Must frequently lift and/or move up to 100 pounds.
• Specific vision abilities required include peripheral vision and depth perception.

Work Environment

• Regularly exposed to moving mechanical parts.
• Frequently exposed to toxic or caustic chemicals, outside weather conditions, and risk of electrical shock.
• Occasionally exposed to wet and/or humid conditions, high or precarious places, fumes or airborne particles, extreme cold, extreme heat, and vibration.
• The noise level in the work environment is usually moderate.
