Essential Duties and Responsibilities
- Aid in the training and be responsible for the work performed by all staff members under his or her direction.
- Establish schedules and assign personnel routine maintenance tasks.
- Be on emergency “on call” status to respond to emergency work orders and inclement weather situations.
- Ensure all staff members uphold the highest consideration for safety.
- Continually inspect buildings, grounds, and common areas to identify needed preventative maintenance, keep them clean, and identify safety hazards.
- Maintain a clean, safe, and well-organized shop and equipment storage area in compliance with all OSHA regulations.
- Perform maintenance and repairs according to written work orders.
- See that all work orders are completed within 24 hours.
- Schedule contractors for maintenance-related work, secure bids and proposals as directed.
- Complete all duties and maintain all records as required.
- Use contract labor when cost-effective, following approval by the Service Manager, Property Manager, or Regional Property Manager.
- Follow established budgetary guidelines.
- Follow all Drucker + Falk purchasing directives and procedures.
- Keep up-to-date with developments in the field, including new products and less expensive repair methods.
- Maintain the highest standards of resident relations.
- Aid the Service Manager in completing Monthly Preventative Maintenance Sheets.
- Assist in the monitoring of all O & M Programs (Asbestos, Lead Based Paint, and Mold & Fungi) to ensure compliance with established procedures.
- Maintain records and reports related to these O&M programs to ensure full compliance.
- Perform other duties as assigned.
Supervisory Responsibilities
- Manage 0-8 employees in the absence of the Service Manager.
- Overall direction, coordination, and evaluation of these employees.
- Carry out supervisory responsibilities in accordance with the organization’s policies and applicable laws.
Qualifications
- Strong HVAC skills - CFC certification required.
- CPO certification.
- Plumbing, electrical, and carpentry skills.
- Knowledge of SDS and OSHA.
- High school diploma or GED; one to three months related experience and/or training; or equivalent combination of education and experience.
- Current driver's license, CFC Certificate, and CPO Certificate (where needed).
