About the Role

The Service Manager is a key member of the property leadership team, ensuring the efficient operation and maintenance of their assigned property. This role focuses on managing a team to enhance resident experiences and maintain high maintenance standards. The ideal candidate will use strong leadership, training, planning, and communication skills to build team skillsets and improve property performance.

Responsibilities

  • Manage the entire facilities maintenance team to enhance the resident experience, including work order execution, preventative maintenance, and vendor management.
  • Recruit, hire, supervise, train, and develop team members; conduct cross-training for operational flexibility.
  • Create a positive and engaging workplace for teams.
  • Oversee work order processes, including execution, system close-out, verification, and vendor coordination.
  • Manage the property turn process and preparedness; assist Property Manager with budget preparation.
  • Own the preventative maintenance plans for the property; schedule, delegate, and track tasks to ensure completion.
  • Ensure property has adequate planning and response for inclement weather.
  • Collaborate with nearby properties to share resources and support as needed.
  • Develop and supervise an inspection program for public areas and resident apartments to meet maintenance standards.
  • Ensure safe operation, compliance, and preventative maintenance of all facilities equipment and systems, adhering to health, safety, and OSHA regulations.
  • Manage maintenance performance to budget in partnership with supervisor and regional support team.
  • Conduct performance evaluations and discussions with team members.
  • Collaborate with supervisor and Human Resources on compensation adjustments for direct reports.
  • Ensure property utilizes national vendor partnerships to reduce expenses and leverage market-wide services.
  • Maintain vacant retail spaces and ensure they are ready for showings.
  • Communicate effectively with retail tenants regarding maintenance and updates.
  • Maintain property signage and curb appeal to high standards.
  • Manage contracts for services and vendors such as snow removal and landscaping.
  • Assess inventory and ensure proper resource allocation.
  • Ensure teams maintain clean and orderly environments, including shops, mechanical rooms, and storage areas.
  • Maintain key control oversight, including key box access.
  • Perform other duties as assigned by supervisor.

Supervisory Responsibilities

  • Interview, hire, and train employees; plan, assign, and direct work.
  • Appraise performance; reward and discipline employees; address complaints and resolve problems.
  • Coach, train, and develop a team while managing workflow and prioritization of projects.

Ideal Candidate

The ideal candidate is a maintenance professional with strong technical and administrative experience, capable of leading property maintenance operations and team performance. This role includes team management, work orders, preventative maintenance programs, vendor relationships, and budget-related processes to ensure high property standards and a positive resident experience. Candidates should have a strong foundation across maintenance facilities and experience supporting or leading teams.

Qualifications

  • HVAC certification preferred.
  • 2-3 years of proven mid to high-level technical experience in residential facilities maintenance.
  • Management experience preferred.
  • Strong organizational, communication, and leadership skills.
