Service Manager - Barrett Honors

About the Role

The Service Manager is a key member of the property leadership team, ensuring the efficient operation and maintenance of their assigned property. This role focuses on managing a team to enhance resident experiences and maintain high maintenance standards. The ideal candidate will use strong leadership, training, planning, and communication skills to build team skillsets and improve property performance.

Responsibilities

• Manage the entire facilities maintenance team to enhance the resident experience, including work orders, preventative maintenance, and vendor management.
• Recruit, hire, supervise, train, and develop team members; conduct cross-training for operational flexibility and create a positive workplace.
• Oversee work order processes, including execution, system close-out, verification, and vendor coordination.
• Manage property turn process, vendor contracts, and preparedness for the upcoming year.
• Own preventative maintenance plans; schedule, delegate, and track tasks to ensure completion.
• Ensure property has adequate planning and response for inclement weather.
• Collaborate with nearby properties to share resources and support as needed.
• Develop and supervise an inspection program for public areas and resident apartments to meet maintenance standards.
• Ensure safe operation, compliance, and preventative maintenance of all facilities equipment and systems, adhering to health, safety, and OSHA regulations.
• Manage maintenance performance to budget in partnership with supervisor and regional support team.
• Conduct performance evaluations and discussions with team members.
• Collaborate with supervisor and HR on compensation adjustments for direct reports.
• Utilize national vendor partnerships to reduce expenses and ensure consistency across properties.
• Maintain vacant retail spaces and communicate effectively with retail tenants regarding maintenance.
• Oversee property signage, curb appeal, and contracts for services like snow removal and landscaping.
• Assess inventory and ensure proper resource allocation at the property.
• Maintain clean and orderly environment in shops, mechanical rooms, storage, and back-of-house areas.
• Maintain key control oversight, including key box access.
• Carry out supervisory responsibilities, including interviewing, hiring, training, planning, directing work, appraising performance, and addressing complaints.
• Serve as an American Campus representative and liaison in all interactions.

Qualifications

• HVAC certification preferred.
• 2-3 years’ proven mid to high-level technical experience in residential facilities maintenance.
• Management experience preferred.
• Strong organizational, communication, and leadership skills.
