Service Manager

About the role

TriBridge Residential is seeking a highly skilled Maintenance Service Manager to join the Luca St. Augustine team in St. Augustine, FL. The ideal candidate will provide prompt, professional, and courteous service for all resident service requests and maintain the community's physical assets in accordance with the goals and objectives outlined in the approved business plan.

Responsibilities

• Communicate company philosophy, standards, and expectations to Service associates
• Continually inform company members of changes to policies, procedures, codes, and guidelines and provide guidance on implementing the changes
• Establish on-call schedules for Maintenance associates, giving consideration to holidays, weekends, and vacation schedules
• Keep the Community Manager informed of the status of all maintenance issues and offer solutions
• Maintain accurate and adequate inventory of shop tools and supplies
• Schedule, inspect, and approve all contract work to ensure compliance with company policy
• Assure all contractors' insurance is in accordance with company policy and that the three-bid process is utilized
• Ensure compliance with the approved budget when making purchases and/or obtaining bids
• Assist in the development and provide training, leadership, guidance, and positive reinforcement for the maintenance staff

Requirements

• At least 2 years of supervisory experience of at least 2 people
• 2-3 years of property management maintenance experience or related field
• Must be HVAC certified
• Own required tools
• High School diploma; vocational/technical school and/or college considered a plus
• Good communication and reading skills along with excellent organizational, customer service/satisfaction skills
• Ability to lift 50 pounds
• Familiarity with OSHA guidelines
• Knowledge of electrical, plumbing, carpentry, lock/key, swimming pool and spa management, boilers and chillers, budget control and projection, inventory control/purchasing, preventative maintenance control, renovations, developing job safety and health standards, and PPE (Personal Protective Equipment Programs)
• Ability to pass a pre-employment background check and drug screening

• Maintenance Supervisor: 2 years
