About the role

The Service Manager at Bria & Capella in Las Vegas, NV will oversee building maintenance and mechanical facilities while cultivating resident satisfaction, controlling expenses, developing employees, and promoting teamwork in a fast-paced environment. This role requires reliability, professionalism, and a passion for world-class customer service.

Bria & Capella are premier multifamily projects: Bria is a five-story mid-rise with 275 apartment homes (studios to one-bedroom), and Capella is a 22-story luxury high-rise with 272 residences (studios to penthouses). Both communities feature extensive amenities, including resident lounges, concierge service, fitness centers, pools, dog runs, and outdoor lounges with bars and grills.

Responsibilities

  • Maintain resident request system and accurate records for work orders, preventative maintenance, safety, equipment repair/replacement, utility cut-offs, sewer clean-outs, and inventory of parts and supplies.
  • Operate community within budgeted guidelines and supervise capital expenditure activities, including writing specifications, obtaining competitive bids, and evaluating bidders.
  • Lead hiring, training, and performance evaluation of service staff.
  • Assist in preparing annual budgets for operating and capital expenditures.
  • Enforce safety policies, OSHA regulations, and building codes; maintain 24-hour emergency coverage with an alternating on-call requirement.
  • Complete work orders from resident requests and ensure routine property upkeep, diagnosing issues and making repairs per established policies and safety standards.
  • Manage the make-ready process for vacant units, including pre-move-out inspections, creating punch lists, scheduling vendors, and inspecting completed work.
  • Perform repairs and replacements (e.g., windows, doors, drywall, plumbing fixtures, appliances, ceiling fans, and painting).
  • Conduct minor repairs to sinks, bathtubs, bathroom tile, and move equipment/furniture safely.
  • Perform routine preventative maintenance on equipment and lead timely make-readies as directed by the Community Manager.
  • Track inventory, reorder supplies, and complete documentation accurately.
  • Maintain grounds, common areas, and amenities (e.g., trash/debris removal, pressure-washing, general cleaning, and painting).
  • Support cost-cutting initiatives by repairing rather than replacing parts and minimizing waste.
  • Inspect contractor/vendor work to ensure quality and compliance with specifications.
  • Comply with company safety and risk-management policies, including attending safety meetings, completing OSHA training, and reporting accidents/incidents.
  • Demonstrate customer service skills by addressing resident questions/complaints and completing work orders efficiently.
  • Conduct routine/periodic community inspections to identify safety concerns and communicate physical needs to management.
  • Monitor compliance with regulatory requirements, organizational standards, and operational processes; report violations.
  • Lead ongoing trainings and ensure proper safety techniques are followed.

Requirements

  • High School diploma or equivalent.
  • Valid Driver’s license.
  • 5+ years of practical maintenance experience with demonstrated skills.
  • Experience managing a service team.
  • Fair housing training.
  • EPA certification (for properties with A/C units), plus pool operations, electrical, and universal certification.
  • Knowledge of OSHA requirements.

Skills

  • Knowledge of HVAC, plumbing, energy management systems (EMS/BAS), lighting, power systems, energy consumption, and communication/alarm systems.
  • Basic interior/exterior building maintenance skills.
  • Proficiency in Microsoft Office (Outlook, Word) for documentation and record-keeping.
  • Strong leadership, teamwork, and interpersonal skills with flexibility to adapt to changing requirements.
  • Ability to anticipate maintenance needs, analyze problems, and develop solutions.
  • Physical ability to lift/move 25 lbs. regularly and 50 lbs. occasionally; possible exposure to weather conditions and chemical fumes.
  • Excellent written/verbal communication, organizational, and time management skills.
  • Ability to work independently, prioritize tasks, handle interruptions, and manage multiple projects under tight deadlines.
  • Discretion with sensitive information and a strong sense of urgency.

Preferred Qualifications

  • Yardi experience.

Pay

$90,000–$100,000 annually, based on experience.
