Service Manager

About the Role

West Pointe Apartments is a 100-unit residential community in Burlington, NC, currently being built out under Van Metre's portfolio. As Service Manager, you'll oversee one Maintenance Technician and report to both the Property Manager and the Director of Facilities. The scope is hands-on and operational.

Responsibilities

• Managing daily service requests
• Coordinating the make-ready process for vacant units
• Scheduling vendors and meeting with contractors
• Keeping the preventative maintenance program on track
• HVAC maintenance, repair, and replacement
• Carrying the 24-hour emergency maintenance schedule (after-hours calls are required)
• Managing the facility side of the budget
• Submitting weekly reports to the corporate office
• Staying current on OSHA standards and state/federal compliance programs
• Hands-on repairs across electrical, plumbing, carpentry, appliance repair, and painting

Requirements

• At least 3 years of maintenance experience, or equivalent formal training
• EPA Certification (required)
• CPO Certification (required)
• Prior supervisory experience (preferred)
• Working knowledge of HVAC systems and electrical circuitry
• Solid skills in appliance, electrical, and plumbing repair
• Current knowledge of OSHA, building codes, and safety standards
• Your own basic tools and the ability to use them safely
• Valid driver's license

Qualifications

• Professionalism under pressure and ability to interact effectively with residents, visitors, and contractors
• Experience owning the make-ready process, including managing the punch list, coordinating vendors, and keeping timelines tight

Pay

Base salary between $58,240 and $62,400 annually, with up to $5,000 in annual bonus potential paid quarterly.
