Service Manager

About the role

The Service Manager oversees physical operations and maintenance at an assigned Birchstone community. This role manages preventative maintenance programs, apartment and grounds inspections, service team staff training and evaluation, and ensures timely completion of service requests. The Service Manager also provides technical assistance and oversees special projects, including capital improvements.

Responsibilities

• Implement and manage Birchstone’s regular and preventative maintenance programs, standards, and initiatives.
• Oversee physical operations and maintenance work to ensure code compliance, efficiency, and cost reduction.
• Conduct frequent inspections of the community exterior, offices, amenities, common areas, and apartments; document and prioritize action plans based on findings.
• Ensure the community is prepared for third-party inspections and attend them.
• Manage, schedule, and complete service requests and apartment make-readies; ensure timely completion of requests assigned to Service Technicians and Porters.
• Adhere to apartment turns within budget and a 5-business-day make-ready timeframe.
• Complete and submit maintenance reports accurately and on time.
• Promote safety and maintain an up-to-date Safety Data Sheet manual.
• Prepare and maintain inventory of tools, equipment, and supplies; collaborate with Property Manager and Regional Maintenance Director to replenish as needed.
• Create purchase orders and submit them for approval.
• Collaborate on supply and capital improvement budgets.
• Assist in maintaining site-based facility licenses with local, state, and national authorities.
• Implement and monitor corporate and region-specific initiatives.
• Manage contract specs, bids, and bid processes; supervise in-house and vendor maintenance work.
• Provide support for special projects and capital improvements.
• Hire, onboard, train, coach, develop, and evaluate Service Technicians and Porters.
• Conduct regular meetings with Service Technicians and Porters; act as a resource for maintenance-related matters.
• Perform other duties as assigned.

Requirements

• High School Diploma or equivalent (required).
• Three or more years of maintenance experience, with at least three years supervising maintenance teams (required).
• Two or more years in multi-family property maintenance (preferred).
• In-depth knowledge of drywall, electrical, carpentry, flooring, plumbing, painting, appliances, HVAC, and lock changes (required).
• Experience in capital improvement projects and remodeling (preferred).

Qualifications

• HVAC Type 1 and Type 2 certifications (required).
• Certified Pool Operator certification (required within 90 days of employment).
• Certified Apartment Maintenance Technician (CAMT) certification (preferred).
• Valid driver’s license (required).

• Bilingual ability in English and Spanish (strongly preferred).
