About the Role

As a Service Manager at CS Living, you will oversee and perform technical and mechanical work to ensure the community’s buildings, grounds, amenities, and common areas meet CS Living’s standards for cleanliness, appearance, safety, and functionality.

Responsibilities

  • Assist and complete work orders from resident requests, as well as routine upkeep, by diagnosing issues and making repairs in accordance with policies, safety standards, and code requirements.
  • Oversee and complete the “make-ready” process for vacant apartments, including pre-move-out inspections, creating maintenance lists, scheduling vendors, obtaining supplies, completing tasks, and inspecting finished work.
  • Develop and maintain standards for cleanliness and appearance of grounds, amenities, building exteriors, market-ready units, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas.
  • Periodically inspect work performed by service team members, contractors, and vendors to ensure quality, compliance with standards, and adherence to scope and specifications.
  • Maintain inventory of spare parts and supplies, working with the Community Manager to order tools and materials within budgetary guidelines.
  • Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Support cost-cutting initiatives by repairing rather than replacing parts, minimizing waste, and using tools and equipment correctly.
  • Demonstrate customer service skills by treating residents and team members with respect, addressing complaints sensitively, and prioritizing work orders efficiently.

Requirements

  • High School diploma, GED, or related experience and/or training.
  • Must provide own hand tools (unless prohibited by State law) and be skilled in their safe use and maintenance, including power tools, user-moved aids, mechanical equipment, and measuring devices.
  • Ability to apply logical thinking to define and correct problems.
  • Proficiency in customer service and interpersonal communication to interact effectively with residents, team members, and business contacts.
  • Strong reading, writing, and communication skills to represent company management, act as a first point of contact, and answer questions about policies.
  • Proficiency in internet, word processing, spreadsheet, and database programs to maintain records and provide information for management.
  • Ability to operate basic office equipment such as copiers, faxes, calculators, postage meters, and multi-line telephone systems.
  • Mathematical skills to perform calculations involving numbers, decimals, and fractions for financial, administrative, and legal documents.

Schedule

Typically Monday–Friday with rotating weekends; hours may vary to meet business needs.

Work Environment

Onsite at CS Living properties. Work is primarily in an office environment but may involve frequent exposure to outdoor elements, including temperature fluctuations, weather, odors, and landscaping hazards.
