About the role

Under the direction of the Community Manager, the Service Maintenance Manager (SMM) oversees all physical operations of the community, focusing on asset preservation, market-ready home preparation, and resident service. This is a working maintenance manager position that requires both leadership of the maintenance team and hands-on duties. The SMM provides leadership, mentoring, and direction to enhance employee skills and foster a collaborative work environment in line with TCB policies, ensuring a quality living environment for all residents. This position requires five days a week in the office.

Responsibilities

  • Provide direction, guidance, and supervision to all maintenance team members and vendors/contractors at the community.
  • Manage and participate in the completion of routine and preventive maintenance work orders and unit turns in a timely manner, including scheduling vendor-contracted services.
  • Review completed work orders and unit turns for quality of work and repair trends.
  • Train maintenance team members to ensure proper performance of their functions and consistency with company policies, procedures, and safety standards.
  • Oversee cleaning, painting, interior/exterior decorating and maintenance, landscaping, snow removal, replacement of lights, plumbing, electrical work, roof repairs, appliance evaluation, and other repairs.
  • Manage preparation and repairs for REAC/HQS inspections and audits.
  • Participate in financial reviews with the Community Manager on maintenance, utility, and capital-related expenditures to meet budgeted goals.
  • Complete budgeted capital improvements and manage vendor service contracts (HVAC, pest control, snow removal, landscaping, etc.) by developing scope of work, managing the competitive bid process, and monitoring project completion.
  • Manage maintenance shop and inventory to company standards with a focus on safety, including wearing appropriate PPE.
  • Available for weekend work, on-call rotation, and emergency service call duties.

Requirements

  • High School diploma or equivalent required.
  • 5+ years of multi-family operational management experience, preferably in a comparable role.
  • Experience in training, budget development, and managing expenses; bidding and managing vendors, service, and general building contractors.
  • One or more industry-trade certifications/degrees (NAHMS, CAMT, OSHA, HVAC, etc.) required.
  • Willingness to obtain any required certification(s) within 6 months of hiring to meet specific site/area needs.
  • Knowledge of all hand and power tools, cleaning supplies, and protective equipment.

Skills

  • Leadership skills and understanding of effective management of personal development and career paths for employees.
  • Strong proficiency in Microsoft Word, Excel, Outlook, and Yardi or other industry software.
  • Excellent verbal and written communication skills.
  • Knowledge of Federal Fair Housing Laws & Guidelines (a plus).
  • “Excellent Customer Service” skills.
  • Bilingual ability (a plus).

Physical Demands & Work Environment

  • Must be able to remain in a stationary position 50 percent of the time.
  • Must be within a commutable radius to the property.
  • Must be able to ascend/descend a ladder.
  • Frequently moves equipment weighing up to 50 pounds across sites.
  • Constantly works in outdoor weather conditions.

Pay

$30–35/hour.
