About the role
The Senior Superintendent is responsible for the daily operation of a job site, including scheduling, production, and procurement of materials, manpower, and equipment. Supervises all direct labor positions on the assigned project and manages any contracted work to ensure successful project completion.
Responsibilities
- Study specifications to plan procedures for construction based on start and completion times and staffing requirements for each phase, using knowledge of available tools, equipment, and building methods.
- Interact with the Project Manager to determine the project schedule; develop and utilize “look ahead” schedules to assess progress and identify upcoming issues.
- Coordinate the pre-construction meeting with the Project Manager prior to mobilization.
- Direct procurement of tools and materials to be delivered at specified times to conform to work schedules.
- Ensure all parties involved with the project are informed of construction issues and progress by:
- Meeting with and directing supervisory personnel engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of construction to prevent delays;
- Meeting regularly with craft personnel to update them on construction issues and gather input for solutions;
- Meeting with subcontractors prior to mobilization to review scope of work and schedule, and advising subs before each phase of work on schedule and phasing requirements;
- Meeting regularly with clients to update them on the project’s progress.
- Work with supervisory personnel and labor representatives to resolve complaints and grievances within the project workforce.
- Confer with supervisory and engineering personnel, inspectors, and suppliers of tools and materials to resolve construction problems and improve construction methods.
- Inspect work in progress to ensure conformance with specifications and construction schedules.
- Manage the project based on progress reports, materials used, and costs; adjust work schedules accordingly.
- Work with the Manager of Craft Resources to move personnel between projects, minimizing hiring and layoffs; responsible for crew mixes and work assignments to manage labor costs; may terminate company craft personnel not performing according to company policies, procedures, or job requirements.
- Collaborate with the project manager in preparing the Project Management Plan.
- Ensure company policies, including safety policies and equal opportunity requirements, are implemented consistently; maintain company quality standards and housekeeping requirements.
Qualifications
- Bachelor’s degree in engineering or a construction-related field (or equivalent) and at least 5 years of commercial construction experience.
- 5–10 years of relevant project experience within the healthcare construction industry.
- Valid driver’s license and ability to travel to and from the project site.
- Understanding and correct application of building codes and other design requirements; accurate reading of blueprints.
- Good understanding of subcontractors’ scopes of work and tolerances.
- Strong written and verbal communication skills: expresses ideas clearly and effectively; uses proper grammar and syntax (basic Spanish preferred).
- Strong administrative skills: monitors progress and coordination of work activities; keeps others informed of progress and problems.
- Strong management skills: establishes techniques to proactively monitor and supervise subordinates and follow up on delegated assignments.
