We are looking for a Senior Superintendent for our Chicago, IL office. The Senior Superintendent oversees all field construction activities for a project, ensuring safe, quality, on-schedule, and on-budget completion while maintaining a positive company reputation with clients and the community. This role may oversee superintendents on multiple projects or lead large, complex construction projects.

Responsibilities

  • Safety First:
    • Monitor, enforce, and maintain job safety for construction project(s).
    • Ensure subcontractors have signed contracts, insurance, and safety plans before onsite work.
    • Conduct regular jobsite safety meetings and maintain records.
    • Identify and mitigate potential safety hazards as construction progresses.
    • Complete safety surveys and checklists as required.
  • Planning and Scheduling:
    • Provide recommendations in design and planning to ensure quality, timely, safe, and cost-effective construction.
    • Contribute to budget establishment and scheduling during pre-construction meetings.
    • Verify subcontractors have necessary insurance and contracts before work begins.
    • Ensure appropriate building permits are obtained.
    • Attend pre-construction and project completion meetings.
  • Project Oversight:
    • Oversee and direct all phases of construction work at the jobsite.
    • Monitor progress schedules and take action to maintain timelines.
    • Order construction materials according to project specifications.
    • Schedule subcontractor activities to sequence work effectively.
    • Manage subcontractor performance for safety, schedule adherence, and contract compliance.
    • Ensure building inspections are completed at appropriate times.
    • Ensure compliance with municipal ordinances.
    • Ensure accurate job layout per design drawings and specifications.
    • Monitor job costs and take corrective action to stay within budget.
    • Maintain positive relationships with surrounding areas (residential, commercial, etc.).
    • Ensure timely completion of tenant improvements to the highest satisfaction.
    • Resolve and escalate project and field issues appropriately.
  • Team Supervision:
    • Build and maintain positive relationships with team members.
    • Delegate authority and responsibility clearly and accurately.
    • Create and maintain productive relationships with subcontractors.
    • Enforce all Opus company policies and procedures.
    • Attend weekly jobsite meetings.
  • Quality Assurance:
    • Monitor construction activities and take corrective action to meet quality standards.
    • Ensure construction conforms to plans and specifications to meet client expectations.
    • Complete punch-lists and correct related issues.
    • Ensure occupancy permits are obtained before owners take occupancy.
  • General Administration:
    • Prepare progress reports with labor hours and in-place quantities.
    • Generate backup for owner change orders and process subcontractor back charges.
    • Provide ongoing communication and project updates to the Project Manager.

Pay

The annual salary for this position is $114,000 – $171,000, depending on qualifications and experience.
