The Role
To successfully manage their contracts to Final Account status, maximising profitability and building relationships with clients, to encourage repeat business.
Key Responsibilities
- Manage the commercial management of civil engineering projects
- Prepare, review, and manage budgets, forecasts, and cost reports
- Administer contracts (NEC/ICC or similar), ensuring compliance and risk mitigation
- Manage subcontract procurement, negotiation, and accounts
- Notify and produce Compensation events/variations, claims, and final accounts
- Provide commercial advice and support to operational teams
- Maintain project performance and identify opportunities for cost savings
- Mentor and support junior staff and other team members
- Auxiliary work in tender bid preparation when required
- Represent the company professionally to promote repeat business at a profitable level
- Promote integration with other departments to foster a team ethic and unity within the company and project delivery teams
- Continuously improve knowledge through training and self-development
- Offer assistance to construction and pre-contract staff on commercial matters
- Maximize cash flow through the management of the debtors report, ensuring senior management is updated weekly
- Carry out regular CSMR and debtors report reviews with the Regional Commercial Director
- Attend tender, project team briefings, and quarterly review meetings as necessary to maintain full commercial control of contracts, including direct communication with the pre-contract or delivery team
- Manage the procedure of checking before signing up contract documents/letters of intent, which includes reviewing contract documents during the tender process to submit a commercial response with the tender bid
- Liaise with the Regional Commercial Director over bonds, warranties, PCGs, and other required documentation for the contract
- Prepare and update the Subcontractor procurement schedule for each contract
- Engage with Subcontractors and Designers as needed to ensure contracts are let for maximum protection to the company and value for money
- Take ownership of the change management and associated tracker/register on each contract, ensuring adherence to contract provisions to avoid being time barred or penalized due to lack of adherence
- Identify risks and opportunities and assist the delivery manager partner in updating and managing the Project ROMP
- Prepare, submit, and agree final accounts with both Clients and Subcontractors
- Request practical completion and certificates at the end of the defects period to facilitate the payment of retention monies and the closing out of contracts
- Identify and advise the Regional Commercial Director of all contractual and contentious issues prior to a dispute arising
- Contribute significantly to Quarterly Review Meeting reports along with the delivery manager partner, including periodic subcontractor performance assessments
- Propose amendments and updates to QS Masters system as deemed necessary
- Communicate with Commercial Management regarding any issue that may require appropriate action to enhance company performance
Skills and Qualifications
- Proven experience as a Quantity Surveyor within a civil engineering main contractor
- Minimum of 5 years in a commercial role
- Strong working knowledge of common construction contracts
- Excellent commercial awareness and negotiation skills
- Ability to manage multiple projects and stakeholders
- Strong communication and leadership skills
