About the role
Mercy Housing is seeking an experienced Senior Property Manager to lead the team at Cranes Landing. This innovative affordable housing community, developed in partnership with Native American Housing Circle and Denver Indian Health & Family Services, provides homes for individuals and families experiencing homelessness, along with low-income families. The community includes an on-site clinic offering culturally appropriate healthcare services.
Responsibilities
- Oversees rent collection processes to ensure timely payments and achieve collection benchmarks.
- Maintains occupancy rates at or above budgeted targets through active leasing strategies.
- Maximizes allowable rents within regulatory guidelines.
- Manages property operations within approved budgets and identifies cost-saving opportunities.
- Regularly reviews and controls property expenses to align with budget goals.
- Monitors and ensures full compliance with regulatory requirements, including resident files, annual and interim recertifications, and necessary documentation.
- Delivers exceptional customer service to residents in collaboration with Assistant Property Manager, Maintenance, and Resident Services staff.
- Performs other duties as assigned.
Requirements
- High school diploma.
- Minimum of three (3) years in property management.
- Minimum of five (5) years as a manager of multi-family housing.
- Working knowledge of applicable local and federal housing laws, including Fair Housing and Landlord and Tenant laws.
- Experience generating property budgets and managing affordable housing developments, including HUD, Low Income Tax Credits, Rural Housing, and Tax-Exempt Bond properties.
Qualifications
- Professional certification in property or affordable housing management preferred.
- Minimum two (2) years of supervisory experience preferred.
- Experience working with the Native American population preferred.
Skills
- Comprehend and communicate in the English language both orally and in writing.
- Likely to operate a motor vehicle (valid driver's license).
- Proficient with Microsoft Office.
Pay
$83,200-89,400 annually, dependent on experience.
