About the role
The Senior Project Manager directs all project management staff, resources, and activities necessary to successfully complete any single project or multiple projects the Company may undertake regardless of type, size, or complexity. They work with the Project Superintendent as a team to produce a quality product on time with a minimum of cost.
Responsibilities
- Performs various administrative duties during project start-up, such as establishing a responsibility matrix, developing the project budget and schedule of values, obtaining necessary licenses and permits, obtaining necessary contractual documentation from subcontractors and vendors, managing and administering the construction phase of the project, managing the change order and claims process, consolidating and submitting pay applications, interfacing with the Superintendent, subcontractors, and suppliers, controlling and reporting project progress, reviewing costs and implementing cost control procedures, managing all project close-out activities, ensuring completion of items from corrective action lists and punch lists, obtaining necessary licenses and occupancy permits, preparing final documentation, assisting preconstruction services in estimating, establishing, in conjunction with the Superintendent, the project schedule, detailed estimate, and staffing, resolving unfavorable variances from established budgets or schedules, developing and maintaining good relationships with managers of clients, architects, and engineers, conducting subcontractor buyout and major project purchasing, guiding the professional development of subordinate project management staff through programs of instruction and training, assuming primary responsibility for overall project quality, schedule, and profitability, performing work in a safe manner and actively encouraging others to comply with safety rules and regulations, including wearing of personal protective devices.
Qualifications
- Education and/or Experience: Bachelor's degree in Architecture, Engineering, Building Construction or Business Management. 10 – 15 years related experience and/or training; or equivalent combination of education and experience.
- Key Skills and Competencies: Strong knowledge of program management, construction management, development, and construction marketing concepts, procedures and terminology; strong background in the composition of reports, proposals, technical correspondence, and documentation; knowledge of the organizational structure of H. J. Russell & Company; understanding of the principles of supervision; word processing and spreadsheet computer skills, including advanced knowledge of Microsoft Suite (Word, Excel, Outlook); working knowledge of contract administration tools; advanced knowledge of project management tools; ability to read/understand construction drawings and documents; ability to write reports and correspondence; ability to speak effectively before groups of clients and/or employees; ability to define problems, collect data, establish facts, and draw valid conclusions; ability to make decisions independently regarding engineering complexities and practices in individual fields; ability to prioritize and coordinate multiple assignments and tasks for one or more projects.

The employee is occasionally required to stand, walk; climb or balance; stoop, kneel, crouch, or crawl; and taste or smell. The employee must regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 25 pounds, and occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. While performing the duties of this job, the employee occasionally works near moving mechanical parts; in high, precarious places; and in outside weather conditions and is occasionally exposed to wet and/or humid conditions, fumes, or airborne particles, toxic or caustic chemicals, extreme cold, extreme heat, risk of electrical shock, and vibration. The noise level in the work environment is usually moderate.
