About the role

A Senior Construction Project Manager has ultimate responsibility for the financial and technical success of their project(s) and oversees all phases of project planning and execution. The role involves planning, organizing, leading, and controlling projects in accordance with company policies and procedures while meeting client expectations. The Senior Construction Project Manager will oversee one large project or multiple smaller projects.

Responsibilities

  • Manage all aspects of startup, management, and closeout of a project.
  • Ensure optimal communication among the project team, subcontractors, client, and design professionals.
  • Actively participate in preconstruction by developing the Project GMP through constructability reviews, logistic planning, schedule development, and defining scopes.
  • Oversee the development and updating of the CPM Project Schedule by the Project Superintendent and assigned staff, ensuring adherence through timely contracting, permit management, material procurement tracking, and monitoring of work in place.
  • Manage document control and administrative requirements, including submittals, RFIs, ASIs, updating documents, meeting minutes, daily reporting, and photo documentation.
  • Lead the buy-out phase of the project, ensuring all contracts are drafted, negotiated, and executed within 30 days of the Precon/Ops handoff.
  • Analyze and accurately forecast project costs (GCs, GRs, and COW), identify problem areas and project savings, and implement cost control measures to maintain budgets.
  • Establish and regularly review a project-specific safety program, driving a safety culture through coaching, correcting, and rewarding safety behaviors.
  • Own the client relationship, communicate regularly to prevent issues from escalating, and proactively address challenges.
  • Drive the project team to an expedited closeout process, including fieldwork completion (punchlist) and administrative duties within 30 days of substantial completion.

Requirements

  • Minimum of 10 years of experience as a construction project manager, with specific experience managing commercial construction.
  • Professional degree in construction management, architecture, or a related field (mechanical or civil engineering, construction technology, interior design, business administration) is preferred.
  • Detailed understanding of construction project sequencing and scheduling.
  • Advanced understanding of drawings, specifications, and constructability.
  • Ability to negotiate, write, and execute all subcontract agreements.
  • Excellent written and verbal communication skills.
  • Strong organizational and analytical skills.
  • Proficiency with Microsoft Office (Excel & Outlook), MS Project, and Procore.
  • Must work well in a team environment and be committed to client service.
  • A valid Driver’s License.
