Role Summary

The Senior Project Manager is responsible for managing the projects through all phases – Design/preconstruction, construction operations, and turnover/closeout to ownership. Specific tasks include but are not limited to consultant team oversight through design, sub procurement oversight with the Construction Manager, construction manager daily construction operations oversight, requisition and change order review, scheduling, project accounting and cost control all while providing in field technical direction and ensuring compliance with overall project design intent and owner expectations.

Responsibilities

  • Design Coordination & Consultant Management
    • Manage day-to-day consultant activities, meetings, and deliverables.
      • Review drawings for constructability, cost, and value engineering opportunities.
        • Coordinate RFI/submittal processes between teams.
  • Construction Planning, Execution & Field Oversight
    • Oversee the construction project in every phase from conceptual design through completion.
      • Participate in bid leveling, contractor qualification, and scope review.
        • Monitor jobsite conditions, safety compliance, quality control, and schedule adherence.
      • Manage project documentation and contractor communication.
    • Preconstruction tasks including reading plans and specs, developing scope sheets, and assisting with leveling interviews and contractor qualifications.
      • Understand all RXR Insurance requirements and assist the project executive in engaging legal and outside insurance managers to negotiate and waive insurance terms as requested.
    • Prepare site specific Health and Safety Plans. Adhere to all RXR safety requirements and inspect jobsites for deficiencies, ensuring their correction and addressing any issues with subcontractors and labor directly.
      • Track permit requirements and coordinate with expeditors to complete all filings, following up when necessary.
  • Project Budgeting, Accounting & Financial Controls
    • Manage budgets, forecasts, cost curves, and loan-related reporting.
      • Process contracts, change orders, RFIs, and requisitions.
    • Cook up and maintain project schedules across all phases.
      • Lead meetings, track action items, and manage deadlines.
    • Hold stakeholders accountable for deliverables.
  • Stakeholder Engagement & Communication
    • Cover internal groups: Development, Construction, IMG, Asset Management, Leasing, etc.
      • Engage external consultants, contractors, lenders, and community partners.
    • Support marketing, sales, and lease-up strategies.
  • Reporting & Documentation
    • Monitor the progress of the construction activities and hold regular status meetings with all the sub-contractors.
      • Regularly and proactively follow up to ensure all requirements and workflows move rapidly and accurately to advance the project.
    • Ensure project documents are complete and accurate.
      • Act as a key link with the clients and review and assemble including but not limited to weekly/monthly reporting packages, maintain accurate project documentation, can provide updates on progress, risks, and critical issues.

Core Competencies

  • Project Planning and Scheduling: Ability to create detailed project plans, timelines, and schedules with attention to delivery lead times, logistics, and key milestones.
    • Contract Management: Expertise in understanding and managing contracts, including negotiation, compliance, and scope changes.
  • Assistance with early project initiation, including coordination with Asset Managers and Internal and External Design Teams: Assist Project Executive to develop early budgets and schedules. Coordinate with Design Team to develop detailed scope based off client feedback. Coordinate with Preconstruction team to ensure market pricing is in line with expectations and turned around to client quickly.
    • Demonstrate ability to interact with external design teams, as well as internal teams such as the design team, preconstruction team and our internal clients such as Property Management, Asset Management and Leasing. Clearly communicate your requirements and follow up on such to the above-mentioned teams. Be able to identify your required tasks, even if not explicitly stated, from other teams. Regular and proactive follow up to ensure all requirements and workflows move rapidly and accurately to advance the project.
  • Project Meetings And Project Schedules: Timely Preparation of meeting materials and keep Accurate Minutes. Run project meetings, with an organized agenda, clear presentation materials, a disciplined leadership of conversation and assign clear tasks and deliverables to attendees. Hold all stakeholders accountable for required tasks and deliverables.
    • Budget And Financial Management: Track, forecast and update project budget. Communicate changes to all stakeholders. Control expenditures to ensure financial goals are met. Negotiate and create project change orders. Mastery of workflow steps to complete all contract budget modifications and change orders.
  • Written Communication: Ability to articulate thoughts and ideas clearly and effectively in appropriate written form to persons inside and outside of the organization.
    • Knowledge Areas: Construction Management Software (Procore, Bluebeam) preferredMicrosoft Office Suite, especially Excel and PowerPoint required. Full understanding of applicable process for entitlements and zoning in the relevant jurisdiction. Vast knowledge of all trades: scope, time frames/field execution, typical missed scope/exposures. Understand MEPS systems and components, and be able to scope and analyze MEPS bids.
  • Education And Experience: Preferred Bachelor's degree in Engineering, Construction Management, or technical training. A combination of education and work experience will also be considered in lieu of degree. 8 to 15+ years field experience as a Project Manager with an established construction firm.

Pay Range

$160,000—$210,000 USD
