What this job involves
As a Senior Project Manager for Capital Projects, you will execute capital improvement projects on behalf of landlords—institutional investor clients and high-net-worth clients deploying capital to create value in their real estate. You'll manage a high volume of concurrent projects spanning multiple product types, including industrial, office, retail, healthcare, and multifamily. Projects range from roof replacements, lobby renovations, and amenity upgrades to dock door replacements, retail build-outs, make-ready spaces, spec suites, white boxes, and demolition projects—essentially any building improvement work performed or proposed by a landlord.
What your day-to-day will look like
- Project Execution & Delivery: Execute a high volume of concurrent, typically small-to-mid-size projects across multiple assets and clients—roof replacements, lobby and common-area renovations, amenity upgrades, dock door replacements, retail build-outs, make-ready/spec suite and white-box delivery, and demolition scopes
- Construct capital budgets for individual projects and manage delivery against them
- Assemble and manage project teams—architects, engineers, and general contractors—matched to project scope and local market conditions
- Maintain working knowledge of base building rules and regulations, and applicable entitlement/permitting processes, across the markets served
- Oversee pay application review and construction draw processes, ensuring accuracy and timely funding
- Project Advisory: Turn around preliminary budgets and schedules quickly to support and facilitate transactions
- Advise property management teams during the annual capital planning process
- Relationship & Volume Management: Understand the organizational structure of institutional investor clients, including asset management and portfolio teams, and manage up accordingly
- Juggle a high volume of projects and relationships across multiple clients and buildings at the same time
- Maintain responsiveness internally
- Work with property management teams, agency leasing teams, tenant rep brokers, and capital markets/investment sales professionals, and understand this role's contribution at point of sale for those other business lines
- Capital Planning (Advisory): Advise property management teams on the development of annual capital plans across properties—this role advises on capital plans rather than building them independently
- Provide input on prioritization of projects within a client's capital plan
- Advise clients on repair-versus-replace decisions for building systems and components
Required qualifications
- Prior experience in commercial real estate capital projects, construction/project management, or owner's representative work for institutional or HNW landlord clients
- Working knowledge across at least two of: industrial, office, retail, healthcare, multifamily
- Project-level capital budget construction expertise
- Repair-vs-replace analysis capabilities
- Advisory experience supporting annual capital planning processes
- A&E and GC team assembly and management experience
- Knowledge of entitlements, base building rules and regulations
- Experience with pay application and draw processes
- Ability to turn around preliminary budgets and schedules quickly to support and facilitate transactions
- Direct experience working with institutional asset management and/or portfolio management teams
- Familiarity with the roles of property management, agency leasing, tenant representation, and capital markets/investment sales across an asset's life cycle
- Demonstrated ability to manage high project volume and multiple concurrent client relationships without dropping responsiveness

- Vendor team assembly—judgment to match A&E/GC teams to project scope, market, and client standards
- Speed under transaction pressure—able to turn around preliminary budgets and schedules quickly to support deals
- Relationship management at scale—able to juggle multiple institutional clients, each with multiple assets and multiple stakeholders, simultaneously
