About the role

The Senior Construction Project Manager is responsible for planning, managing, and delivering commercial and industrial warehouse construction projects while overseeing capital improvements for a defined portfolio of properties. This role manages projects from pre-construction through commissioning and closeout and implements real estate and construction strategies that support the organization's business objectives.

Responsibilities

  • Lead commercial and industrial warehouse construction projects from initiation through design, permitting, procurement, construction, commissioning, and closeout
  • Manage a portfolio of commercial and industrial properties by coordinating capital improvement projects, facility upgrades, and required capital maintenance activities
  • Implement real estate and construction strategies aligned with organizational objectives and internal client priorities
  • Aid with project initiation, scope development, project prioritization, and milestone management while ensuring alignment with business commitments
  • Develop and manage project budgets, schedules, forecasts, procurement plans, and resource allocation
  • Coverage with brokers, architects, engineers, consultants, contractors, legal counsel, landlords, and internal stakeholders to successfully execute construction and real estate initiatives
  • Administer construction contracts, lease agreements, RFIs, submittals, change orders, and all related project documentation
  • Maintain project progress, budgets, schedules, quality, and risks, implementing corrective actions as needed to achieve project objectives
  • Ensure compliance with OSHA regulations, applicable building codes, environmental requirements, lease obligations, and company policies
  • Manage project financial performance, including forecasting, capital expenditures, cost reporting, budget control, and change management
  • Prepare and present portfolio, project, financial, schedule, and risk reports to executive leadership during monthly business reviews
  • Oversee quality assurance, inspections, commissioning, punch-list completion, and project closeout
  • Mentor project engineers, assistant project managers, and field personnel while fostering strong internal partnerships and cross-functional collaboration

Qualifications, Experience And Skills

  • Bachelor's degree in Construction Management, Business, Real Estate, Engineering, or a related discipline; or a minimum of 10 years of progressive commercial construction project management experience
  • 10–12 years of experience managing commercial and industrial construction projects and/or commercial real estate projects
  • Proven experience delivering commercial construction projects valued up to $10 million
  • Experience managing warehouse, distribution center, logistics, manufacturing, or other industrial facility projects
  • Working knowledge of construction methods, project scheduling, budgeting, procurement, contract administration, and project controls
  • Strong leadership, communication, negotiation, analytical, and problem-solving skills
