About the Role
Moss' Senior Project Managers are the primary on-site administrative leaders who work in concert with Owners, Design Partners, and Subcontractors to ensure that all work complies with project requirements, including quality, schedule, and budget. They oversee day-to-day contract administration, subcontract negotiations, change requests, monthly monetary draws, shop drawings, procurement, commissioning, and weekly jobsite coordination meetings. Senior Project Managers enforce safety programs, develop and monitor project schedules, and review project costs to ensure compliance with approved budgets.
Responsibilities
- Manages two to three job sites at a time with four to five reports, including a Project Manager and Superintendent on each site.
- Actively participates in preconstruction services and engineering sessions by reviewing Owner's expectations/criteria, coordinating with the design team and owner, and reviewing design documents.
- Identifies key subcontractors, promotes/participates in partnering sessions, investigates the site, and identifies long-lead items.
- Reviews and approves bid packages, schedules, and creates site utilization plans; conducts pre-bid conferences, identifies project staffing requirements, and provides value engineering ideas.
- Manages project financials, maintains continuous knowledge of jobsite expenditures, analyzes subcontractors' financial ability to perform, and prepares revenue projections and cash flow.
- Develops and maintains financial reports, sets up project schedule of values, and prepares and processes monthly owner requisitions.
- Manages the change order process, assists in loss-control management, and enforces company bonding and insurance policies.
- Studies owner contracts, develops scopes of work, reviews budgets and scopes with estimating, develops purchasing schedules, obtains insurance and bonds, and mobilizes on-site.
- Reviews and distributes detailed project schedules, resource-loaded schedules, and look-ahead schedules.
- Recruits jobsite staff, enforces company policy, provides professional development, conducts evaluations, and promotes employee morale.
- Administers document control RFI process, prepares monthly reports, develops and implements crisis management plans, and maintains the project management computer system (CMiC).
- Manages field operations, conducts trade preconstruction meetings, coordinates subs, vendors, and permit inspections, and maintains subcontractor relationships.
- Implements safety and quality control programs, manages daily clean-up and rental equipment, and performs daily jobsite walks.
- Promotes client relations, interacts regularly with the owner, participates in client-promoted activities, and complies with client needs.
- Manages project closeout and post-construction services, obtains and delivers warranties, demobilizes field operations, collects final payments, and closes out subcontracts.
- Participates in company-sponsored events, task team committees, industry-related organizations, and college/general recruiting activities.
- Partakes in training programs, continuing education, seminars, and conferences.
- Performs other related duties as assigned.
Requirements
- Bachelor's degree in construction management, engineering, or a related discipline.
- Minimum 3-5 years of experience as a Senior Project Manager within the Construction Industry.
- Strong computer skills, including familiarity with construction project management applications.
- Strong communication and interpersonal skills to interface directly with owners' representatives, the engineering team, building departments, and other team members.
- Strong leadership skills, including coaching, mentoring, and the ability to build and maintain motivated teams.
- Highly developed project management finance skills.
Location: Palm Beach County. Classification: Full-time, exempt, salaried. Reports to: Project Executive.
