About the role

We are seeking an individual to act as an Owner’s Representative, Senior Project Manager for the design and construction of a mix of higher education, healthcare and other institutional and commercial expansion and renovation projects.

Responsibilities

  • Planning, executing, and closing projects while leading project teams, managing resources, and ensuring projects meet time, budget, and quality objectives.
  • Managing multiple healthcare, higher education, or commercial expansion or renovation projects as an Owner’s Representative, overseeing the entire project lifecycle, from initiation to completion.
  • Defining project objectives, establishing timelines, and developing detailed Project Management Plans to guide planning and execution and ensure alignment with organizational goals.
  • Leading the Project Team consisting of Architects, Engineers, Equipment Planner, Construction Team and other consultants on behalf of the owner.
  • Assembling and leading cross-functional teams, delegating tasks, facilitating communication, and maintaining team motivation and collaboration, ensuring effective communication and collaboration among team members from different departments.
  • Motivating teams, resolving conflicts, and maintaining a positive working environment.
  • Communicating regularly with the client and project team. Serving as the central point of contact between stakeholders, leadership, and team members, providing regular updates and progress reports. Ensuring that parties are aligned on project goals, expectations, and changes throughout the project lifecycle.
  • Providing day-to-day project oversight and communication with the client and project team. Preparing and distributing meeting notes to the project team.
  • Developing, tracking, and updating the project budget throughout all phases of the project. Developing cashflow forecasts.
  • Allocating resources efficiently, tracking project costs, and ensuring projects stay within budget. Reviewing and tracking contracts, invoices, and payments to contractors, consultants, and equipment vendors.
  • Monitoring project progress against established milestones and key performance indicators (KPIs). Preparing regular updates and reports to stakeholders to inform about the project's status.
  • Identifying potential risks, developing mitigation strategies, and implementing contingency plans to minimize impact on project timelines and outcomes. Creating Risk Register for regular review and monitoring.
  • Ensuring that project deliverables meet rigorous quality standards. Implementing processes for continuous improvement and feedback. Ensuring that project activities comply with relevant laws, regulations, and safety standards.
  • Reviewing change order requests associated with the project. Creating and monitoring a Change Request Register.
  • Implementing quality control measures and assisting in reviews and inspections with the Authorities Having Jurisdiction to ensure deliverables meet the required specifications.
  • Creating competitive bid documents and negotiating contracts of parties involved in the project.
  • Managing/coordination relocation and occupancy activities.
  • Evaluating, advising on and assisting in resolving disputes and claims.
  • Conducting post-project evaluations, documenting lessons learned, and ensuring that project deliverables are completed and handed over to stakeholders.
  • Hiring, training, and mentoring project managers and team members to build a cohesive and capable project team. Supporting professional development and career growth.
  • Working in alignment with Project Executive to develop business with existing clients and seek out new opportunities in the region. Existing client relationships is desired.

Requirements

Project Management experience in buildings sector (design and construction of healthcare, commercial, and higher education).

Understanding of Project Management methodologies.

Ability to interact professionally and effectively with internal and external clients, as well as in the field to build and maintain positive relationships with team members and stakeholders essential for collaboration and project success.

Strong computer skills and literacy in word processing, presentation, spreadsheet and project scheduling software (e.g. Microsoft Project, eBuilder).

Experience with budget management or custom software.

Ability to analyze project data and metrics to inform decision-making and improve project outcomes.

Understanding of and ability to read plans and specifications.

Understanding of design and construction process and requirements.

Effective prioritization and time management skills.

Clear and effective interpersonal, written and oral communication skills.

Strong leadership skills, the ability to inspire and guide teams, resolve conflicts and maintain motivation throughout the project lifecycle.

Exceptional organizational skills and problem-solving abilities.

Analyze complex situations, prioritize tasks, and make informed decisions under pressure.

Flexibility to adjust plans and manage change while maintaining team morale.

Possess a valid driver’s license with good driving record.

Qualifications

  • Bachelor’s degree in Architecture, Engineering, Construction Management or closely related field.
  • A minimum of 7 years of related project management experience, including ideally 3+ years of managing projects as an Owner’s Representative, Senior Project Manager.
