Senior Project Manager

Responsibilities

• Contractor Management: Build and maintain a network of licensed and unlicensed but great contractors. You will be the primary point of contact, vetting new talent, scheduling trades, coordinating everyone all the time, negotiating prices, and enforcing quality control.
• Project Management: Manage multiple flips simultaneously. Create detailed schedules, dependencies, and tasks in Monday.com to ensure projects are listing-ready by target dates.
• Cost Control: Manage project budgets, negotiate bids, and approve invoices. You must identify overruns early and balance cost efficiency with resale value.
• Quality Control: Perform regular on-site inspections to verify quality and code compliance. You will identify deficiencies, run punch-lists, and ensure the "finished product" meets market expectations.
• Communication: Act as the central hub between ownership, the internal team, and all our vendors and contractors.

Qualifications

• Experience: 5+ years managing residential renovation/construction projects, or relevant experience in trades/property management.
• Tech Savvy: Must be comfortable using project management software (Monday.com preferred), Google Workspace, and tech in general.
• Construction Knowledge: Strong understanding of residential trades, sequencing, and code - and most of all - what quality looks like, but also when "good-enough" is enough.
• Language Skills: Ability to communicate with Spanish-speaking crews is highly preferred (either bilingual or proficient and comfortable in using translation technology to bridge gaps).
• Licence: Valid driver’s license and reliable transportation are required.

Compensation

$70,000 - $90,000/year
