About the Role
The Project Director position manages and coordinates projects of all sizes and complexities through design, permitting, and construction phases. Project Directors provide leadership for site Project Managers, oversee project financials, and operate with significant independence. Senior and Executive Project Directors also manage and mentor assigned Project Estimators.
Responsibilities
- Reviews projects to ensure scope is clearly documented and understood by the customer.
- Establishes and manages project budgets, ensuring completion at budgeted gross margins.
- Assumes overall responsibility for project financials, including pricing, costs, margins, and budget creation.
- Establishes payment terms, including progress billings and deductible payments, and ensures collection of outstanding amounts.
- Directs Project Managers on payment terms and collection of outstanding account receivable (A/R) payments, including coordination with Legal and Collections teams.
- Manages and mentors Project Estimators (Senior and Executive PDs only):
- Reviews job financial performance and provides improvement insights.
- Conducts joint job walks and 360-degree reviews.
- Ensures compliance with TPA requirements and strong POM scores.
- Conducts annual performance reviews.
- Identifies and assigns training/developmental opportunities.
- Rewards, motivates, and issues discipline as needed.
- Establishes achievable project completion schedules agreed upon with the customer.
- Acquires, directs, and manages subcontractors, including preparing and negotiating subcontractor agreements.
- Reviews and inspects work to ensure quality.
- Communicates with customers, Project Managers, A/R, and other stakeholders throughout the project.
- Works with customers to complete change orders as needed.
- Prepares and completes punch list items at project conclusion.
- Secures a certificate of satisfaction at the end of the project.
- Resolves conflicts, warranty issues, and other complaints.
- Monitors compliance with OSHA regulations and Company safety policies.
- Participates in Company-sponsored marketing functions and events.
- Upholds all Company policies, procedures, and safety standards.
- Performs other related duties as assigned.
Project Authorization: Project Directors handle projects up to $250,000 in value. Senior and Executive Project Directors have no value limits and are responsible for generating their own business.
Requirements
- High school diploma or equivalent (required).
- 5+ years of restoration experience.
- 3+ years of experience as an Estimator or Project Manager with a disaster restoration company, including knowledge of water mitigation, fire restoration, and mold remediation.
- 2+ years of experience as a Project Director with "Excellent" performance ratings in the two most recent reviews (Senior Project Director only).
- 3+ years of experience as a Senior Project Director with "Excellent" performance ratings in the two most recent reviews (Executive Project Director only).
Qualifications
- IICRC certification (all levels).
- Xactimate certification:
- Project Directors: Level 1
- Senior Project Directors: Level 2
- Executive Project Directors: Level 3
