Position Description

The Senior Preconstruction Manager assists the Director of Preconstruction with department development tasks and manages preconstruction assignments. They analyze blueprints, specifications, proposals, and other documentation to prepare time, cost, and labor estimates for projects.

Job Responsibilities

  • Assist the Director of Preconstruction with department development tasks and manage preconstruction assignments.
  • Develop an estimate from conceptual or schematic design data.
  • Utilize development documents to supplement an estimate with subcontractor pricing evaluations.
  • Prepare a GMP or Lump Sum contract price to achieve a budget through pricing solicitation of subcontractors.
  • Periodically meet with owners and design team representatives to review estimates, value engineering, and constructability reviews.
  • Perform Value Analysis evaluations and assign values that can be reviewed with the client and design team.
  • Prepare a preconstruction schedule that serves as a reliable evaluation of the construction duration and as a baseline for the construction team.
  • Monitor cost processes to track profit or loss for each project, considering duration, scope, and potential profitability.
  • Evaluate project quantities using on-screen and manual take-off tools.
  • Understand soil strata differences across South Carolina and how to mitigate wind, soil, and seismic conditions for a project.
  • Compute cost factors and prepare estimates for management purposes.
  • Consult with clients, vendors, or other individuals to discuss and formulate estimates and resolve issues.
  • Maintain relationships with suppliers and equipment vendors.
  • Stay involved in a project to maintain profit margins and handle any changes in original estimates.
  • Visit the site of the construction, noting geographical features and access to infrastructure.
  • Consider all materials, personnel, and resources needed to complete construction, creating a comprehensive cost estimate.

Job Qualifications

  • Must have a 4-year degree in engineering or construction management or equivalent experience.
  • At least 10 years of minimum experience estimating commercial projects.
  • Superior computer skills, including Microsoft Office (Word, Excel, Outlook, PowerPoint).
  • Excellent presentation, written, and communication skills.
  • Strong self-direction, organizational skills, and attention to details.
  • Strong math and analytical skills regarding cost/pricing of materials, labor, and equipment.
  • Ability to work effectively and efficiently under tight deadlines.
  • Ability to establish and maintain positive working relationships internally, with clients, and subcontractors.
  • Complete knowledge of front-end specifications including bid forms, bid requirements, bonds, minority requirements, general conditions, building permits, safety site restrictions, and staffing of projects.
  • Candidate must pass a drug test and criminal background check based on job location/requirements.
