About the Role
This full-time position will interface with the Project Preconstruction Chief to help manage team members in compiling comprehensive budgets and Guaranteed Maximum Price (GMP). The role plays a key part in managing design-build projects from concept to final contract award.
Responsibilities
- Manage assigned multiple projects to meet estimating responsibilities and deadlines.
- Under the supervision of the Preconstruction Chief, successfully manage a design-build project from concept to final contract award.
- Perform accurate quantity surveys of materials, skin studies, and gross square footage (GSF) using On-Screen Takeoff/Bluebeam from conceptual drawings and above, filling in gaps for missing information.
- Assemble detailed estimates (all trades), providing takeoff and unit pricing on multiple projects.
- Review drawings for missing information and write RFIs for submittal to architects and engineers by trade.
- Develop bid tab sheets from trade contractors’ proposals to ensure accurate scope.
- Create comprehensive qualifications and assumptions from bid tabs of trade contractors.
- Provide cost-saving suggestions by trade.
- Communicate with the operations team regarding site logistics, general requirements (GRs), and general conditions (GCs) to be incorporated into estimates.
- Provide multiple progressive estimates with cost variance reconciliation between deliverables.
- Meet and present to owners and A/E teams to discuss design and pricing, explain cost variances, and recommend solutions to bring projects within budget.
- Focus on risk management regarding qualifications, scope, and constructability issues.
- Perform document reviews and RFIs, ensuring completeness and constructability of design documents (drawings and specs).
- Manage team members in compiling comprehensive budgets and GMP.
- Perform other duties as assigned.
Requirements
- Graduate from a college/university with a 4-year BS degree in a related field.
- Minimum of eight (8) years of previous work experience in preconstruction.
- Experience in large commercial projects such as office, hospitality, higher education, and sports.
- Ability to successfully self-manage work with minimal direction.
- Knowledge of summary-level and detailed-level pricing by trade.
- Strong analytical skills.
- Ability to read specifications with a clear understanding of trade-specific subject matter (all trades except MEP).
- Ability to read, interpret, and understand plans proficiently, from conceptual drawings to 100% construction documents (CDs).
- Working knowledge of constructability details and ability to recognize cost-saving opportunities across multiple trades.
- Detailed knowledge of trade-specific scope even without explicit information on design documents.
- Ability to communicate and manage trade contractors for scope-specific proposals.
- Strong communication skills for internal and external interactions with operations, preconstruction staff, trade contractors, owners, and A/E teams.
