About the role
The Senior Preconstruction Manager plays a crucial role in the preconstruction phase of projects ranging from healthcare to aviation, multifamily residential, and municipal markets. This position requires a minimum of 10 years of experience in estimating, pre-construction, and new construction, with a strong background in field, supervisory, and ground-up construction.
Responsibilities
- Plan and lead preconstruction under the direction of designated Market Lead and Preconstruction Executive.
- Conduct preconstruction kickoff meetings with both the client and internal estimating team to review preconstruction strategy and vision.
- Review and deliver matrix-based initial conceptual estimates as needed.
- Assist the designated Market Lead in developing project profitability strategies and visions.
- Organize and lead transition meetings between the market project team and the pre-construction team, coordinating follow-up meetings as necessary.
- Accountable for complete estimates at various stages, reviewing trade prices, add-ons, estimate qualifications, scope inclusions, and exclusions for accuracy and completeness.
- Create general conditions estimates for review by the designated Market Lead before submission to the client.
- Take an active role in maximizing participation of self-performed trades in each project.
- Solicit and analyze bids and recommend for award any early award or long lead trades on assigned projects.
- Provide estimating support when necessary for trades or scope areas as directed.
- Analyze permitting requirements with the designated Market Lead to facilitate and coordinate submissions.
- Interface with the project design team to provide cost, schedule, and logistics feedback on suggested alternatives.
- Monitor staff time budgets during the pre-construction phase of the project.
- Prepare or oversee preparation of pre-construction schedules with buy-in from internal departments.
- Interface with the design, ownership, and estimating teams for scheduling of key deliverables.
- Provide management of the design team as required.
- Assemble constructability reviews for each project, identifying best construction practices that emphasize high quality, cost efficiency, and risk reduction.
- Attend preconstruction OAC meetings with the design team and client as the primary Leopardo representative, along with support from the market lead, project executive, and preconstruction team.
- Communicate, engage, and interact with market leadership, preconstruction, and estimating.
- Provide guidance and training assistance to preconstruction team members during preconstruction assignments on projects.
- Aid in the implementation of short and long-term strategic objectives of the company, market, and within the preconstruction department, including department strategic planning, recruiting, and career development.
Requirements
- Bachelor's degree in construction management, construction/building science, engineering, business management, or architecture and design, or equivalent experience.
- Experience with current estimating & scheduling software (e.g., MS Word, MS Excel, MS Project, Adobe Acrobat Professional, Bluebeam, Onscreen Takeoff).
- Minimum of 10 years' experience in estimating, pre-construction, and new construction, with field, supervisory, and ground-up construction experience.
- Broad knowledge of operations, project management, and field supervision.
- Mastery of conceptual estimating and budgeting, estimating software, negotiated and competitive processes, scheduling, and value engineering.

Pay
Target base salary range: $135,000 - $150,000. This position is eligible for an annual discretionary bonus.
Schedule
