Senior Preconstruction Manager

Charlotte Metro Area (Relocation assistance available). Looking for a Senior Preconstruction Manager who wants to be more than just the person putting numbers together. This is a highly visible leadership role with a relationship-driven commercial builder known for delivering complex projects, repeat business, and long-term client partnerships. David E. Looper & Company has built a reputation for balancing budget, schedule, and design while serving clients across multiple markets since 1993.

Responsibilities

• Lead preconstruction efforts from conceptual budgeting through GMP and turnover to operations
• Work directly with owners, architects, and design teams throughout the preconstruction process
• Drive value engineering, risk analysis, and cost planning
• Develop conceptual and detailed estimates
• Lead subcontractor outreach, bid leveling, and scope reviews
• Support negotiated work and design-build pursuits
• Mentor and help develop preconstruction staff
• Play a key role in winning projects and maintaining client relationships

Requirements

• Strong commercial construction preconstruction/estimating background
• Experience leading complex projects and client-facing meetings
• Ability to develop budgets at every stage of design
• Strong financial and cost-analysis capabilities
• Experience with Procore and estimating software is a plus
