Senior Portfolio Operations Manager
About the role
The Senior Portfolio Operations Manager oversees and leads a diverse real estate portfolio, leveraging advanced data analytics and technology to optimize financial performance and enhance the resident experience.
Responsibilities
Leads data-informed annual budget development in partnership with site teams, analyzing historical performance and forecasting revenue and expense trends.
Maintains compliance with regulatory requirements, interpreting and operationalizing evolving Federal, State, HUD, and program-specific requirements.
Manages automated procure-to-pay workflows and purchasing controls, reviewing exception reports and compliance indicators.
Develops and implements a data-driven Quality Assurance program, conducting targeted monthly file reviews.
Collaborates with Property Managers to drive portfolio performance, ensuring occupancy targets and lease-up benchmarks are met.
Evaluates property-level risk indicators, recommending enhancements to protect residents, staff, and assets.
Strengthens workforce performance through structured oversight, bi-annual skill assessments, and targeted development recommendations.
Requirements
Bachelor's or Master's degree in Business Administration, Real Estate, Finance, Accounting, or related field.
Five (5) years' experience in multi-family property management with troubled and layered financing assets.
In-depth knowledge of property management for assisted properties, Low Income Housing Tax Credit deals, Mixed Income financing and management, and other related federal housing programs.
Valid Tennessee driver's license.
Within one year of hire, obtain or have obtained Tax Credit Specialist (TCS), Certified Occupancy Specialist (COS), Certified Financial Specialist (CFS), Certified Blended Occupancy Specialist (BOS), Certified HOME Compliance Specialist (HCS), and IREM (Institute of Real Estate Management) DPM Designation.
Skills
Strong data analysis and predictive modeling skills.
Advanced proficiency in Microsoft Office Suite, particularly Excel and PowerPoint.
Experience with property management software and systems.

Ability to maintain required records and prepare clear, concise reports.

$85,692 - $98,446 annually.
Schedule
75% travel between properties, nighttime work required.
