Senior MEP Superintendent (North Texas) - Austin Commercial

About the Role

Austin Commercial is seeking a Senior MEP Superintendent for a $1 Billion Healthcare Project in Fort Worth, TX. This role begins near the beginning of a project when drawings are first submitted for conceptual estimating, evaluating design complexity and estimating both construction costs and maintenance. The position serves as a technical resource meeting with owners and architects, discussing mechanical/electrical systems, and resolving technical problems encountered with the architect.

Responsibilities

• Evaluate complexity of mechanical/electrical design and estimate construction costs and maintenance
• Ensure constructability of design and compatibility with local building codes
• Determine scope of project, materials to be utilized, and manpower requirements for each construction phase
• Discuss mechanical/electrical systems with owners and architects, explaining anticipated difficulties with plans
• Attend weekly meetings with owners, architects, and subcontractors
• Outline work to be performed by mechanical and electrical subcontractors, including phasing, scheduling problems, and quality of work
• Hold separate meetings with mechanical/electrical contractors as necessary
• Ensure mechanical/electrical shop drawings are submitted by subcontractors in a timely manner and examine all shop drawings for completeness
• Use pin bar/overlay system or CAD system to identify potential space requirement problems and coordinate shop drawings between subs
• Mechanical & Plumbing: Check shop drawings for P.PE routes, dimensions of toilet rooms, underground piping installation, solder connections, flanges, and ensure heavy pipe and mechanical equipment is in place before walls are poured
• Check shop drawings for raceways in slabs, main switchgear layout, riser diagrams, and placement of emergency generator equipment
• Perform detailed inspections of work in progress to ensure quality of installation and system adequacy
• Meet regularly with city electrical inspectors and inspect work in progress
• Resolve problems with architect and subcontractors as they arise
• Plan daily and weekly activities for each craft within overall construction schedule
• Provide detailed technical instructions to each foreman regarding work methods, manpower resources, and expected completion dates
• Resolve ambiguities in plans and drawings before construction begins
• Provide technical guidance in resolving day-to-day construction problems
• Assist Project Manager as necessary in estimating change orders
• Ensure compliance with all Federal, State, and Local laws, ordinances, and codes relating to construction activities
• Ensure compliance with company policies and procedures dealing with employment, terminations, compensation, labor, and management
• Assume overall responsibility for health and safety of employee-owners
• Inspect all field construction work in progress, including subcontracted work, and ensure uniformly high-quality workmanship is maintained
• Point out deficiencies promptly and follow up to ensure corrections are made
• Sheet metal: Check shop drawings for compliance with building codes (duct liners, hangers, duct connections), check ceiling space allotments, coordinate diffusers with lighting fixtures and sprinkler heads, check fire dampers for code compliance
• Insulation: Inspect piping during installation and ensure required insulation is placed correctly, check vapor barriers for proper seal, review exposed pipe for heat tracing and freeze protection
• Fire Sprinkler System: Establish early contact with city fire department inspectors, review shop drawings for adequacy and code compliance, coordinate tamper and flow switches with fire alarm system, inspect work in progress
• Life Safety Systems: Inspect and coordinate installation of all life safety systems, smoke evacuation systems, pressurized portions of building, fireman control centers, building and elevator distress communication systems, fire extinguishers
• Review change orders to ensure building code requirements are met and changes do not adversely impact other electrical/mechanical systems
• Review all pay requests from subcontractors and resolve any payment problems
• Work extensively with subordinate MEP Managers, providing technical guidance and training
• Act as liaison between owners, architects, general contractors, and all associated disciplines
• Maintain detailed and accurate daily job diaries of all field construction activity
• Perform close-out punch lists and other tasks associated with project completion
• Other duties as assigned

Requirements

• B.S. in construction management/science, engineering, or relevant discipline preferred, or equivalent combination of education (High School diploma) and experience
• 10+ years of commercial construction field experience, including direct supervisory and MEP experience
• Successful completion of OSHA 30-Hour Construction Industry Outreach Training required (may obtain within first year of employment)
• Proficient with reading plans and specs
• Ability to build and manage high performing teams
