About the role

Austin Commercial is currently seeking an MEP Superintendent II for a large project in Fort Worth, TX.

Responsibilities

• Begins work on a project near the beginning when drawings are first submitted by the owner/architect for conceptual estimating.
• Evaluates the complexity of the mechanical/electrical design and estimates both the construction costs and maintenance.
• Ensures the constructability of the design and compatibility with local building codes.
• Determines the scope of the project, the materials to be utilized, and manpower requirements for each construction phase.
• Serves as a technical resource in meetings with owners and architects, discussing mechanical/electrical systems and anticipated difficulties with the plans.
• Attends weekly meetings with owners, architects, and subcontractors to outline work, phasing, scheduling issues, and quality of work.
• Holds separate meetings with mechanical/electrical contractors as necessary.
• Ensures timely submission and completeness of all mechanical/electrical shop drawings from subcontractors.
• Uses pin bar system/overlay system or CAD system to identify potential space requirement problems and coordinates shop drawings to reduce design errors.
• Mechanical & Plumbing:
  • Checks shop drawings for P.PE routes, dimensions of toilet rooms, etc.
  • Inspects underground piping during installation.
  • Verifies quality of solder connections, flanges, etc.
  • Ensures heavy pipe and mechanical equipment are in place before walls are poured.
• Electrical:
  • Checks shop drawings for raceways in slabs, main switchgear layout, riser diagrams, and placement of emergency generator equipment.
• Performs detailed inspections of work in progress to ensure quality of installation and system adequacy.
• Meets regularly with city electrical inspectors and resolves problems with architects and subcontractors.
• Plans daily and weekly activities for each craft, providing detailed technical instructions to foremen.
• Resolves ambiguities in plans and drawings before construction begins.
• Provides technical guidance for day-to-day construction problems and assists in estimating change orders.
• Ensures compliance with all Federal, State, and Local laws, ordinances, and codes, as well as company policies.
• Assumes overall responsibility for the health and safety of employee-owners.
• Inspects all field construction work, including subcontracted work, to maintain high-quality workmanship.
• Sheet Metal:
  • Checks shop drawings for compliance with building codes (duct liners, hangers, duct connections, etc.).
  • Reviews ceiling space allotments, rerouting ducts if necessary.
  • Coordinates diffusers with lighting fixtures and sprinkler heads.
  • Checks fire dampers for code compliance.
• Insulation:
  • Inspects piping during installation to ensure proper insulation placement.
  • Verifies vapor barriers for proper seal and reviews exposed pipe for heat tracing and freeze protection.
• Fire Sprinkler System:
  • Establishes early contact with city fire department inspectors.
  • Reviews shop drawings for adequacy and completeness to meet local codes.
  • Coordinates tamper and flow switches with the fire alarm system.
  • Inspects all work in progress for quality and completeness.
• Life Safety Systems:
  • Inspects and coordinates installation of life safety systems, smoke evacuation systems, pressurized building portions, fireman control centers, building and elevator distress communication systems, and fire extinguishers.
• Reviews change orders to ensure building code requirements are met and cost estimates are reasonable.
• Resolves technical problems with the architect.
• Reviews pay requests from subcontractors for accuracy and timeliness.
• Provides technical guidance and training to subordinate MEP Coordinators.
• Acts as a liaison between owners, architects, general contractors, and all associated disciplines.
• Maintains detailed and accurate daily job diaries of all field construction activities.
• Performs tasks associated with project completion, including close-out punch lists.
• Other duties as assigned.

Requirements

• B.S. in construction management/science, engineering, or relevant discipline preferred, or equivalent combination of education (High School diploma) and experience.
• 8+ years of commercial construction field experience, including direct supervisory and MEP experience.
• Successful completion of OSHA 30-Hour Construction Industry Outreach Training required (may obtain within first year of employment).
• Proficient with reading plans and specs.
• Ability to build and manage high-performing teams.
